Well, as consumers in today's world, we all read and hear what the media is telling you day after day; it is a buyers market, and, for the most part, that is true. There are many homes out there in the Grand Rapids real estate market that are overpriced for one reason or another. Some of those reasons are; homes were bought at the top of the real estate market, job loss, demotion of job, bad economy ... the list goes on. Many of us, both buyers and real estate agents, assume that every home we walk into is one of the above situations that I just spoke of, and that isn't always the case. There are some people that have their homes priced competitively and are not in a desperate situation and so as agents, we need to find that out, if possible.
That's where communication comes into the real estate transaction, in my opinion, something that we as agents have to utilize more aften than we do. Before writing an offer, try to talk to the other agent and see if you can get some sort of feel for the sellers situation. The agent, of course is not obligated or would not want to jepardise his or her clients confidentiality, but on the same token, he is working for his seller, so if there is some way to communicate to the buyers the best way to go about an offer, it can help the deal work out smoothly.
I just had a deal that I wrote with a buyer and I had a conversation with the listing agent prior to writing the offer to get an idea of the seller's situation so I could better understand how to write this offer to make it work. We all know the story, low offers sometimes get high counters. So, just a thought, try to educate both yourself and your buyers, because everyone isn't desperate.
