Sellers being more realistic - Sales Prices Statistics

Sometimes it seems that Seller's want to price their Home for Sale a bit higher than the market really allows them to, in hopes that they will be able to negotiate down to where they wanted to be anyway, or they may get lucky and get higher than they thought. Well, that has kinda gotten us in the mess that we are in now, but that is a whole different story I'll talk about later.

When performing a report query on various zip codes here in Northern Virginia, I was pleasantly surprised that almost across the board, the Sales Prices for July 2009 are roughly 95% of the List Price. In July 2008, Sales Prices were approximatley only 90% of the List Price. This is great news, don't you think?

Sellers want to sell their house, and buyers want to buy it. Prices are more realistic to what the market actually allows. Buyers are recognizing this! Sellers understand for the most part that if they want to sell their house, they can't keep looking at the pie in the sky.

This is so true. Oftentimes, our clients dont remember all of the details, but they know if they felt that they mattered to you. With every single client, no matter what the 'size' of the transaction is, it is a huge investment and they are depending on us to help make it as least stressful as possible. Although we may not know everything, they are looking at us for just about every answer in reference to the transaction.

When they feel like they were important, they will think of us as their 'Realtor', and we will have made a relationship for a very long time.

Fairfax County has its share of Luxury Upper-Priced homes. There are currently 24 homes that are for Sale at $5,000,000 Million or more. From $2.5 Million, there are 128 homes!

The Most Expensive Home on the Market in Northern Virginia is $10,000,000. It is located in McLean, Virginia. It is in prestigous Langley Farms, built on a little over 2 acres of land.

There is a home in the River Oaks area in McLean that is a close runner-up at $9,900,000. It is boasting 16,000 sq ft with river views. It looks like a castle!

Northern Virginia has its share of Luxury Upper-Priced homes. There are currently 5 homes that are for Sale at $10,000,000 Million or more. From $3 Million, there are 117 homes!

The Most Expensive Home on the Market in Northern Virginia is $16,500,000. It is located in Oakton, Virginia. It boasts a massive 19,000 sq ft, built on a little over 2 acres of land. It is quite young; just being built in 2006. There are plenty of bedrooms to lay your head with 6 Bedrooms. The owner of this home may be the only home in town with Swarovski chandeliers.
