The kids of Gateway Church in Franklin TN held their first Christmas Worship Musical on Sunday. The kids, ranging from those in kindergarten to twelth grade, had various speaking, acting and singing parts. The musical included six scenes:

The Christmas Parade in Franklin TN went through the historic downtown square last Saturday at 2 PM. There were many local school bands, dancing girls, boy scouts, waving hands and smiling faces. Cotton candy and hot chocolate vendors were set up just off the parade route.

MY NASHVILLE TN AREA REAL ESTATE LINKS
Mortgage interest rates are around 5.5% for a 30 year fixed-rate loan and there's talk of rates going even lower. I have also heard the prediction of rates dropping into the 4% range soon. My clients have been asking me if that's true. I really don't know what rates will do next. They could go down but they could go up too. I do believe there is a lot of pent up real estate demand in the Nashville area (and possibly other areas). Many buyers are on the fence or want to "time the market".

Whether rates go further is really not the issue. The recent drop in rates has fueled a noticeable burst in activity in the areas where I usually work - Nashville and Franklin, TN. As long as interest rates stay under 6%, buyers will get off the fence and come out of the woodwork. The supply of homes that has built up over the past several months will shrink. As inventory decreases prices will start to go up and sellers will be less negotiable. I see change coming and it's going to hit us like a ton of bricks. This is great for home sellers, real estate agents, home inspectors, title companies and mortgage lenders. Home buyers better jump on this roller coaster before it leaves. We've already seen the low point so it's only up from here!

Just when I thought most Nashville area real estate buyers were on the fence, I had the opportunity to represent a ready, willing and financially able buyer to bring one of many offers on a house that was recently listed. Yes, multiple offers can happen even in this slow market! The Nashville TN area real estate market shifted to a buyer's market probably about July of 2007 and has remained sluggish with this past summer being unusually boring. So what would cause a home to bring multiple offers and have 21 showings in one week? It's just a combination of price and condition. This Nashville home has been very well cared for and nicely updated plus the price was set slightly below market value. KUDOS to the listing agent! This is a great example of what a knowledgeable real estate agent can do... get your home sold quickly, for a good price, with the least hassle!
