Potential pitfall while negotiating a short sale:
The BPO is a critical point for a SHORT SALE. I don't advocate to "CHEAT" the bank by going out of your way to make the property look in a really bad shape.
While taking my CDPE certifications, I learned of some so called "EXPERTS" in short sales openly discuss to make a property look as bad as possible in order for you to get a LOWER BPO.
That's is simple cheating.
No good. .
But in a recent BPO I actually SAW THE OTHER SIDE OF THE COIN
The BPO "person" called me on Sunday at 9PM to tell me that she had to do the BPO at 8:30AM the next day.
Due to the nature of this particular short sale(we are running out of time) I agreed and told her to just go and before saying good bye, I asked her "What company do you work for?"
She mention the name of a Real Estate company that ONLY DOES FORECLOSURES and currently have over 100 foreclosure listings.
Question:
POTENTIAL CONFLICT OF INTEREST HERE
The higher their BPO
The less chances my contract gets accepted
SHORT SALE FAILS. .
AND THE Y GET ANOTHER FORECLOSURE LISTING . .
SWEET FOR THEM. .
Not so much for my client trying to avoid having a foreclosure on their record for many years to come.
The BPO report hasn't been completed. .
I intend to EXPOSE THEM to the bank. . if the BPO COMES OUT TOO HIGH
In the good side. . we close 4 SHORT SALES this month. . our best month ever!
