Priced to sell!How many times do we say that after we reduce the price 60-90 days after we take the listing?We are all at fault with that,because we want the listing,the seller says he wants $$$$.So we list it with the price the seller wants,then when they don't get showings and or offers in the first 60 days the agent get the blame.So maybe we should tell the sellers that instead lets list where we recomend for 60 days and if we get no showings or offers then we will raise the price...!!See what happens then.If we are doing the correct CMA's and the seller knows that the first 30-60 days are very important,and we have done the proper work,the list price now becomes the selling price,or even make the seller happy add 5% to the price they will take.Their are buyers out there and they are buying,rates are good,and good buyers will buy when a house is priced right,and a good buyers agent will do a CMA to support the price and next thing you know,the papers will report how good the market is..
