Buyers and investors keep in mind that the best time to buy is when the market is lower, not when it is higher. Watch what the true professionals do on strategic positioning and you will notice that they buy in as everyone seems to panic and prices fall. Why? Because that is the time to get positioned for the next wave as it goes back up. No you will not be able to buy in and flip a house very easily or realisticallyin this market. But if you invest in property now, hold onto it for a time. The market will increase. It has always been cycular
The formula that will help buyers and investors right now and put them in the strongest and most proactive position would be the following. Buyers in a strong-enough position can ask sellers to agree to a contingency clause that gives them an out if they do not get the best interest rate.
Have good credit 725 or above really is now good.Keep your credit-card balances below 35 percent of the credit line. 20 percent even better.
Have a down payment, 20% will give you allot of leverage and look better for the lenders.
Have Time, do not expect to make money on your investment in a short time, project out for a longer term.
Some of you reading this post will think the credit and down payment is a little overboard. Its not. The way the market and financial institutes are right now, one must be in the best position possible to leverage the best deal.
Do not use your HOME or INVESTMENT as your personal ATM. It is just not smart business, people might have had it work in the past but that is going to be much harder with greater risk now and in the future.
If you need a place to live , a home investment is a wonderful way to go,
Investors; now is the time to really start thinking of your market position and were you want to be.
Think of buying properties that are in the higher end range at a much better deal then you could have 2 years ago. Now think about rents,.rents have not gone down , they are going up. executive rents for higher end homes are a great option for investors. The home you get at a better price and can rent it out for a good market price that will help if not cover most of the mortgage payment. Now you let time take over and help build your investment.
Remember to always speak with legal council and your financial adviser before making a big leap.
