Louisville Home Sales Statistics: November Nov 28-Dec 4

You will see from the statistics below that the Louisville Real Estate Market has slowed a bit. For the week 28-Nov until 4- Dec listings were down over 5%- not really alarming considering the unsold inventory still in the MLS.

The solds are also off some from prior year- but this is a small snap shot. Also remember that this is the period following Thanksgiving and sales do slow down some.

Keep in mind that a solid home- priced right still sells in Louisville.

As you can see from the charts- Louisville Real Estate has seen some drop off in sales from 2010 YTD through October in all areas except for three- St. Mathews Ky and Crescent Hill are both up over 2010- which is expected given the stable markets in these areas as well as the Highlands. The surprise is the Area 5 which includes the Iroquois Park/Fairdale area. This area has seen some growth in 2011 in units sold but a dramatic decrease in price. The total decrease is greater than $18,000 on average. This will lead us to believe that the foreclosure/short sales have hit this area hard.

While the numbers look a little depressing, 2011 is only about 6% off 2010 and that is really not that bad considering how the news media bash the market nightly. Remember that the Louisville Real Estate Market does not have the highs and lows of other areas- it is failry consisent. Trader Joes comes to Louisville Ky We Welcome You

Louisville Trader JoesWell after about a year of discussions, anticipation and construction- Louisville Ky finally gets it very own Trader Joes. The new location in the St. Mathews area of Louisville opened last week and the lines were out the door-so I drove on by waiting for a better (and less crowded) opportunity to stop by and see what all the fuss is about. The history of Trader Joes is well documented- a unique concept of the corner market started in the 1950's. I does seem that every community wants one- I know Louisville did as almost 500 people joined the Facebook page 'Bring Trader Joes to Louisville.'

I finally bit the bullet and went to the store Monday and was pleasantly surprised. It was still crowded and the shelves were a little bare- but as a former retail person I completely understand why. The one thought that I came away with is that despite the crowds, the stress, and the pressure with opening- the staff was great. I did not buy any food products but did pick up a bottle of wine for the tidy sum of $3.17 with tax included. The gentleman that waited on me took his time talking to me, explaining why the wine is so cheap and giving me a few seconds of the history. I felt good about my visit.

I will go back and shop for some food products when it slows a bit more. The staff was great, good jobs for Louisville and a friendly place.
