Attention North Orange County Homeowners: If you have been on the fence about selling your home now
is the time!I have been experiencing multiple offers in almost evey transaction that I have been involved with in the past few months. Each time that I have either presented an offer for one of my buyer in the cities of Fullerton, Anaheim, Buena Park, Placentia, Brea and Yorba Linda we have been up against at least 10 other offers!
This is great news for you if you are a home sellers. There are a few problems that we are encountering with this type of sudden shift in the market. The biggest issue is that the homes are not appraising for the sales prices. This can be worked through with an agnet with experience and knowledge of the area. ALso loans are taking a long time to close. Buyers and seller need to plan ahead for longer escrow periods. 30 day escrows are basically a thing of the past, unless you have a cash buyer!
Don't worry that Summer may be nearing the end. Buyers will be out all year long trying to take advantage of the great low interest rates. Also many first time home buyers would like the $8000 tax credit that they will receive if they close a home purchase this year. I am predicting a busy fall and holiday season this year!
If you are thinking of selling please call me. If I don't already have a buyer for your home I know I can find one for you very soon!

I was in the market to buy my first Mountain bike. As a business member of the Fullerton Chamber of Commerce, I try to shop locally in the city of Fullerton. I had heard great things about Mike Franze who is the owner of Fullerton Bicycle shop, from a friend. I was a little nervous about making the purchase since I was a novice rider Mike's knowledge and years of experience assisted me in making the right choice for me a , Black "Giant" He took the time to explain about the all of the different features and why they were important.
The entire team at Fullerton Bicycle made me feel appreciated. They have truly something for everyone. I was able to stay within my budget and feel great about my purchase.I will definitely be coming back to Fullerton Bicycle in the future!
I am now ready for my first Mountain Biking trip. Mike has equipped me with all of the safety gear necessary including knee pads and shin guards. Wish me luck!

I recently sold a home to that was highly upgraded but still had "popcorn ceilings". My buyers decided that
they wanted to have the acoustic removed from the ceiling for health and aesthetic reasons. As most people do they had a few estimates and decided on a painter.
My buyers had a vacation previously scheduled before they bought the home so their closing fell during a time that they would be out of town. I monitored the closing and accepted the keys on their behalf. I also extended my assistance to them in meeting the painting contractor. Here is where the problem began.
What happened next appeared to be a "bait and switch" situation. The painter gave an estimate to remove the acoustic, "popcorn" from the ceilings, re-spray the texture and repaint. Approximately 20 minutes after the painter began his work he told me that the ceiling did not have drywall and that it now needs to be patched before it is sprayed or else it would be uneven!
I could not believe that a painter that has been in the business for 10 years could miss something like this. He claims that he tested it when he gave the estimate but obviously not good enough! Now he was quoting almost double to complete the job. What makes this situation worse is that I could not get a hold of the owners!
The situation got resolved after several phone calls and intense negotiations. My lesson from this is make sure that whenever a painter is quoting to remove "popcorn" from a ceiling that they actually scrape an area of the "popcorn" off before they give their estimate. It is too costly of a difference in the the price when the ceilings have to be patched, sanded and then re-textured and painted!
