How do you make sense of conflicting information from a home inspector?

I am currently in a sticky situation ina transaction. I have been using the same home inspector for several jpegyears. Throughout the years we have not really en-counted a problem. Now he has called 2 of the same "New Code" issues on the last 2 inspections he has completed for me and both sellers are upset!

In both cases the inspector is stating : "a gas line is improperly installed and needs upgrading." The home buyer requests the "improper gas line to be replaced to whatever is proper or required. The home sellers gets upset because the heater was recently installed. Seller calls the home inspector and the home inspector basically talks the home seller out of changing the gas line by telling the seller that "it's not necessary to change it! So then why put it in the home inspection that it is "improper".

Also this situation is a new code change, I m a REALTOR and not a licensed contractor. How do I best explain to buyers and sellers this conflicting information and code changes without becoming liable?

To potential home buyers,

My wife and I found Tina on the Internet while looking for real estate agents. We wanted someone who had moved into the electronic age. When we met Tina she was very friendly and professional. We had no doubt that she would do a good job for us. Before we got started - my family wanted me to try another agent (someone they knew). This agent was good but just not "right" for us. We told Tina what had happened and asked if she would be willing to work with us. She understood and agreed to start over.

The house we brought - was a big challenge. Not due to anything Tina did but a whole host of other things. Tina worked very hard to help us close the deal. She went out of her way to bring things to the house when we could not come to the office. With a busy schedule this was something that was really appreciated. I called her 24/7 with questions (I really do mean 24/7 - in retrospect I am surprised she answered all those calls). She is very knowledgeable about all the issues in buying a house. I highly recommend her to anyone who is thinking about buying a house. When we are ready to buy our next house - we hope she will still be doing this.

Fullerton, Ca: Just Closed in Malvern Creek 2300 Millstream by Tina Maraj

Fullerton California: I am happy to announce that I just assisted another wonderful family in purchasing their first home. Mr & Mrs G had called me on another one of my listing in the Sunny Hills. They were trying to purchase their first home in either the Laguna Road school district or the Fisler school district. jpeg

Unfortunately the home they called on already had several offers and they were unable to make an acceptable offer. I promised them that I would help them find the "home that was just right for them"and most important for them, " in the right school district"!

It only took a few weeks, with the help of "The Listing Book" program that I enrolled them in, for us to find and purchase the home on Millstream. Mr & Mrs G were obtaining an FHA loan which took about 45 days to "process" or "close the escrow". We were all happy at the walk through! I love helping people and making money at the same time!

JUST SOLD: 800 San Simeon, Placentia By Tina Maraj 7/1/09

jpegThinking of selling your Placentia, California home? Please call me! I recently listied a home of my past client. I had SOLD it to them as a Bank Repo back in 1997! I had kept in touch with them over the past 12 years. They knew that even thought my office was in Fullerton I lived not too far from them in Yorba Linda and that I knew Placentia very well.

My aggressive Internet marketing plan got this home sold in Just 7 Days! I was able to produce multiple offers for the seller to choose from. The value was much higher than was originally thought we could get the home appraised for. I will keep my fingers crossed for the next week and hope the transaction closes smoothly.

In the meantime, I am assisting a buyer for a Placentia home with No Association Dues or Mello Roos. Looking for a home over 2000 square feet. I have an approved buyer that will be selling their Fullerton home in order to purchase a home in Placentia. These buyers should be ready to purchase in 3 weeks to a month. Why do some listing agents feel that they do not have to respond to offers?

I have been a residential real estate agent for 20 years now. I am both a listing agent and a selling agent. I know what it is like to represent sellers and buyers and the different roles involved. What I do not understand after 20 years of selling home in North Orange County is why listing agents today feel as if it is acceptable NOT to respond to offers!

I have written approximately 15 offers for my different buyers in the past few months. I was surprised by either how long it took for an listing agent or their staff to respond or by them not responding at all! Have they forgotten the rules and ethics?

I know these days with bank repos, short sales and multiple offers it is difficult. Yet having stated that, listing agents must remember that they are dealing with people and their lives here! I have especially encounter this in the First Time Home Buyers price range. It's difficult to explain to a buyer why someone would not care about the offer that was so important to them.
