Waiting for the "right" time to buy a Home in North Orange County... The Time is Now

If you have been waiting for "just the right time" or the "bottom of the market" to buy a home in Northjpeg Orange County, the time is now! I can advise you that from my personal experience that homes in desirable neighborhoods in North Orange County are selling!

Last Thursday and Friday March 19th & 21st. I made 2 offers with 2 separate buyers. One in Placentia and one in Cerritos. Both properties had multiple offers! On one property my buyer made a full price 70% offer and I am not even sure if we "won the bidding war"!

In some areas of Southern California we may continue to see a slight decline in sales prices, but the market is now and has always been a "zip code" or "neighborhood market". Which means the areas of key desirability, Award Winning Schools, Train Stations, College Towns, and other points of interest will rebound first! North Orange County and especially The city of Fullerton have all of these things!

My advise is now that you are ready with your 2008 tax returns, collect the rest of your financial information and call a local trusted lender and get ready to buy a home! The Interest rates are super low and the selection of homes is higher than it will be in the summer!

Good News for First Time Home Buyers!

Breaking News : A Brief Overview of th FHA Loan Limits Changejpeg

The FHA announced new loan limits for FHA loans that will be closed in the 2009. The changes apply to 203b (basic), and 203k (rehab) loans. In Southern California the loan limit is at $729,750. In addition, the national reverse mortgage limit has been increased to $625,500 from $417,000.

Fullerton, Ca. Hidden Lakes Town home sells in 2 Days!

I was just on the Multiple Listing Service viewing the newest listings in my market area when I noticed that a town home that was just listed in the Hidden Lakes community in Fullerton was already showing up as a pending sale! In my opinion the price was a little low for the remodeled condition of the property and the great end unit location. I looked up the tax info on the property and the seller did not appear to be in financial trouble. This is a definitely indication of one thing... people are buying town homes!!!
