Here is an overview of how the credit works: 1) First time home buyer is defined as someone who has not owned a principle residence during the three year period before the purchase. 2) The tax credit does not have to be repaid. 3) the credit is equal to 10% of the home's purchase price up to $8000. 4) Single taxpayers with income up to $75,000 and married couples up to $150,000 qualify for the full credit. 5) Homes purchase after Jan 1 or before December 1, 2009. THE NEW, IMPROVED $8000 TAX CREDIT

In an attempt to stabilize the nation's housing market by stimulating home sales across the country even further, HUD has officially announced that homebuyers can now immediately apply the $8,000 tax credit toward closing costs or additional down payments on your mortgage, which can help achieve a lower interest rate. Before May 29th, 2009 families could only access the $8,000 credit after filing your tax return with the IRS, but now you can use the money instantly.

Homebuyers should be aware of mortgage scams and carefully compare benefits and costs when seeking out tax credit monetization services.
