Sounds like the beginning to a bad joke, huh?
Before I worked in real estate, I was a stock broker for a very successful firm just when oil and gas was shooting up in the early 90's. Most of the brokers knew each from working with one another at different firms from time to time. We received incentives and perks for pushing the firms IPOs or just generating a lot of sales.

Some of the perks were trips to New Zealand, Tahiti, a Rolex watch or Krugerrand gold coins. The presidents of the firm would give out bonuses based on merit at the end of the year, even though everyone in the firm made a very good income. Some of these bonuses were more than what 10 people combined make a year.
I always thought that year-end bonuses were given on merit, achievement and an upward income in the firm. I do not see that happening with AIG, Citicorp or these other companies.

How many houses can you buy with these bonuses? How many families can you get out of foreclosure? If one of each of these executives bought one house or took one family out of foreclosure nationwide each year, our country would be a lot better off.

This is a very different market today than it was 2 years ago. If you don't stay current and work with an educated mortgage company you can miss out on quite a bit of business. Gone are the days where you can say "That's a good question, let me get back to you on that", you have to stay current and knowledgeable. Buyers are very intelligent and know more than you think.

I am more current with this ever changing market, more than I ever was in the past. Along with years of experience I'm ready, this will be a great year.

I have been marketing this property from the beginning of January and haven't gotten any calls on it. I have made over forty inquiries to different developers in the area to no avail. I think the commercial market in my area must be extremely slow because this is an excellent development area.
The other corners close to the have condo developments on them. Too bad the mayor took away the fifteen year tax abatement.

Brooklyn has quickly become one of the most desirable boroughs to live in New York City. There is a vast majority of neighborhoods and different ethnic backgrounds here which makes it (in my opinion) the greatest place to live. You have a majority of ethnic restaurants, museums, entertainments and parks that outweigh Manhattan by far. Why Brooklyn than Manhattan? It's less expensive and more residential...
It's a place where people live.

It gives you graphs and descriptions on everything from property size, household income and age distribution! If you wanted to be in a neighborhood that has a lot of children, younger crowd or more adults they have a graph that shows you!

As of today the commercial market here is very, very slow. Along with that a majority of small boutique type businesses have gone out of business leaving a lot of main avenues dotted with "Store for Rent" signs. It seems as if more and more businesses are either consolidating of leaving altogether.

(I'm sorry, I liked the name.)
As for the residential market (Houses 1-4 family) it is a perfect time to buy and a lot of people know it. The majority of low priced homes are being sold to a lot of first time home buyers here. The "trifecta" (What I call the artificially lowered mortgage rates, the 8,000 tax return from the government and the 18% drop in the market) makes it prime time. I'm noticing a lot of floaters:

"Hurry up already! I'm waiting here!!!"
These are people who haven't found what they are looking for and call constantly.
I will update on the status of our market as it changes.
