Sellers have options in Estero Florida

It's not as bad as people believe to be sellers in the Estero FL real estate market. The reason being, YOU, the seller, do have options. Those options are:

  • Selling
  • Renting
  • Giving Up


Now when I start talking with potential clients, I give the clients as much time as they need to describe their situation. From there, I can gage what type of Seller they are and what option will benefit them the most. At the end, I always let the client make the decision: I just provide my insight.

Some clients are upside down on there home and can afford to bring the difference to the closing table. The most common response I hear is they cannot. Then begins the Short Sale Pitch (that is whole different blog post on its own). If you are serious about selling, listing the home to sell off the bat is very important. There are buyers but they are all looking for steals.

The other option for clients if their cash flow is or isn't important would be to rent. Ride the market out and when it returns... (by the way it never snows in SWFL). So when all the foreclosure inventory disappears -and last I checked, builders of residential dwelling had decreased from record numbers of the past- we will be in a strong steady increasing market. The "speculators" won't come back, only investors.

Unfortunately, there is a rash of clients calling and ready to give up. To be honest, some clients, financially, mentally, and physically have no other option. People are going through a very tough employment and financial (Stock and Real Estate) time. They are seeing the banks getting bailed out as well as other large corporations by the government but no help to them. There jobs are being taken overseas or eliminated altogether.

The last sellers I try to allow them to see the "Big Picture" and not just the current situation they are in. As long as they can see the Big Picture they can move forward and move onto the next journey in their life!

The Costco American Express Card

I was getting some treats for my Open House this weekend and stopped into Costco located at Gulf Coast Town center. I love to buy 70 bags of potato chips.

I have an American Express card from Costco which allows for great savings over a year. For example I get 5% back for every gas purchase (finally down to the 2's for a gallon of gas). Gas is a premium since I'm ECO friendly and drive an SUV.

I also get 3% back on all purchases at Costco. 2% on all dining and 1% on all other purchases. At least we get a little savings!

What Costco does is at the end of the year, they cut you back a nice big fat check for all the savings you earned. They are very smart because typically people get there check at the store and end up using it there. I was in line last year and a gentleman got one for $3,300.00... Holy crap, that is a lot of toilet paper! Anyway, if you have the opportunity, great way to save during these tough economic times.

Rapallo - The Art District - Estero Florida

Rapallo Estero FLI wanted to make all the potential buyers of a community that is near completion of its second and final phase.

The name of the community is Rapallo. Located in the Art District which touchs Coconut Point Mall .

Rapallo Estero FLhas great amentities like Tennis, Fitness Center and Resort Style pool setting. As you enter through the grand gated entrance, the brick pavers greet you as you travel over the Mediterean style bridges.

You are also greeted by Art work spread out through out the community.

What a Great Site for runners, walkers and bikers....Estero FL

Ever went for a walk and curious how far it was? What about running or biking the same route over and over?

I stumbled onto a great site called Map my run. I typed in Estero Florida a sure enough 37 maps of areas people run. I found it helpful to break up the boring same old run everyday. Also you might find a training partner out there while on the same path.
