Buying a home is both exciting and exhausting! Here are some simple ideas to help make the buying process smoother:

Do not put off getting a Pre-Approval!


Almost all buyers needs to obtain a mortgage to buy a home. A Pre-Approval allows you to know your buying power plus it puts you in a better position to make an offer. With a pre-approval you are showing a seller that you are a ready, willing, and ABLE buyer. It make make the difference between buying a home and watching it go to someone else!

Pick the area you want to buy in!

Start at homes closest to your office, family, or place of interest first. If you still have an interest in other areas, have your real estate agent give you a radius list of homes . Then do some exploring!!! See how you like the shopping, access to the highway, the type and age of homes, etc. This will help you narrow things down and then make appointments to see the houses you really like.

Have Your Agent Become a House Matchmaker!

Finding houses that you like can improve how much time it takes to buy. Ask your agent for a breif questionaire to determine your needs- number of bedrooms/baths, pool, garage, schools, etc. In many markets, there may be a need to rank what you want from most to least important. But if you make every best effort to communicate with your agent, you will avoid seeing houses you're not interested in or have major things you can't live with (like a 1 bathroom when you NEED 2).

Identify A Deadline Date!
Having a deadline gives focus to understand your needs. If your lease is coming up for renewal and you want to be in a home or you are having a new baby, time can be of the essence. When you find that home you want, holding off could result in losing the property to another buyer and result in missing your deadline.

First time home buyers often do not know where to look for assistance. With the doing away of down payment assistance, finding a way to make a home dream a reality seems like just a dream for many buyers. There are more options than a buyer is sometimes aware. However once a home purchase is reality, there is a $7,500 credit for first timers.

Everyone is buzzing about this tax credit. So what does it entail and what do you have to do to get it? With some research and phone calls I found some information to assist buyers and their agents looking for information:

  • The credit (up to $7,500) is available for first-time home buyers only.
  • Only available for homes purchased between April 8, 2008 and before July 1, 2009.
  • Individuals tax filers with an income of up to $75,000 qualify
  • Married tax filers with incomes up to $150,000 qualify.
  • Must be repaid over 15 years (1/15 per year)
  • The credit increases a refunda or reduces tax owed by a filer
  • The credit is not like the Economic Stimulis Rebate. That money did not have to be paid back. The credit is very much like an interest-free loan meaning it must be repaid.

    If an eligible taxpayer who buys their first home before the deadline above claims the maximum available (credit of $7,500) on their federal income tax return must begin repaying the credit by including 1/15 of this amount, or $500, as an additional tax on their future years tax return.

    EX) Taking the full amount in 2009 ($7500), the tax payer would include their repayment of the credit of 1/15 on their 2011 return and continue paying until 2025.

    Anyone can tell you that home staging helps a seller get more money for their home and makes a home more appealing to buyers. However, you do not need to hire a stager to make your home stand out. Here are some simple ideas to make your home memorable:

    Outside- when a potential buyer pulls up make sure they can see your home for the beautiful place it is. Curb appeal is the first thing people see when they drive up! Don't wait for the Open House or for a showing, a buyer can drive by at ANY time to "check a place out" before they contact an agent to come inside. Don't let a surprise visit send them looking elsewhere!! Try these simple tips:

    1. Clean up debris (toys, dead plants, papers). Anything that makes a home look cluttered!
    2. Trip hedges and weed flowerbeads
    3. Keep grass mowed
    4. If you have a pool (and it is open) clean it well
    5. Clean up any loose paint, rusty railings, or anything that is a potential turn off for a buyer. Bring over a friend or family member to give you a fresh set of eyes!

    Inside-you don't have to hire a maid or an interior decorator to make it appealing to buyers. Try some simple ideas:

    1. Clean any dust or debris on the floors and fixtures
    2. DECLUTTER!!! Take down excessive amounts of family photos or items that show YOUR family live there (like on the refridgerator). You want buyers to picture themselves in the home!
    3. Do not leave dishes in the sink, clothes lying about, toys all over or any other distracting items. You don't want buyers to look at ways to clean up, you want them to see your home!
    4. Remember, you do not have to make your home spotless but keep what is around to a minimum!
