179- the average number of days on market for these homes
$250-$299k- the most competitive price point in the market with 30 homes currently for sale in this price range
132- avg. time on market for this price range.
$300-$349k- #3 competitive slot with 15 homes currently for sale in this price range, However.......
ONLY 71 Days- avg. time on market is CONSIDERABLY LESS, so it looks like homes in this price range in Middleboro are in HIGH demand
So, what does this mean to me, Todd? Well, Mr. Homeseller, what these means is that say you have a home to sell in the $250-$299k range, you would have 29 competitors with homes for sale in that price range. What would you do to make your home more compelling to the buyer? more curb appeal? a more aggressive pricing strategy? really want to move? make your home hard to walk away from on the first showing.
Make sure that you understand that today's homebuyer normally comes accompanied by his/her buyer's agent and they come armed with a stack of all the local listings in your price range. They will probably know more about the current market and inventory than you will.IF and whenever possible, be the BEST of SHOW !! If you have listed your home and the phone isn't ringing the FIRST week, this is a sure sign that YOU HAVE OVERPRICED. Study the Chart below, it shows the breakdown of all single family homes sold in Middleboro, Ma during the last 3 months

As you can see, the highest total of number of homes sold was in the $300k-$349k range with 10.
Avg. time on market for that price range was 108 days
There was a tie for second place with the $200k-$250k (8 sold) and with the $250k-$300k also with 8 sold
Avg. time on mkt. for the 200-250 range was 104 days, and the $250-$300 range had an avg. time on
mkt of just 68 days ! Actually, these numbers are far more important to home sellers that buyers and can tell you alot about what to expect in selling your home as far as time on market and actual selling prices.
