Looking for an alternative to The Highlands - Try Edgewater

A recent client of mine just bought a home in Edgewater, a small town in the Northwest Denver area located near Sloans lake. We tried for quite a while to find a home in the $200K range in The Highlands, LoHi, or Berkeley, but things were either too dilapidated, or just too expensive.

So, I tried looking a little further west of Sheridan Blvd and found similar style homes on some great streets just west of Sloans lake. From Edgewater you can get to the Highlands Square area and the 45th and Tennyson area in just minutes. Also, there is quick access to downtown Denver and I-70.

I think we stumbled onto something and my client has been very happy since moving in. While we were conducting the inspection, several people walked to the front door asking if they could see the property and later, when we were negotiating the inspection, the seller got a full price backup offer. Edgewater seems like a great place for the First-Time Homebuyer.

Successful Collaboration with an Appraiser

I recently represented a first-time home buyer in a transaction for a condo in Southeast Denver. Sometimes you help the listing broker out just to get the the finish line and that was the case with this transaction.

We were concerned about the property appraising due to a simple lack of comps in the complex. All the sales were distressed properties, i.e. short sales, bank owned, HUD. The listing agent was unable to meet the appraiser so I did and I helped explain why we arrived at the price. We provided comps for properties nearby that were built about the same time and had comparable square footage. Out of 40+ homes this was by far the best one we'd seen.

The property appraised at value and my client was very pleased to close and the sellers could move on with their lives too. Now, that complex has a normal sale for a comp. I learned that you have to always have a comfort level that the property will appraise when you write contracts.

Denver Ranks #1 According to The Today Show

Several things ring true with this video. Denver does have a highly educated population and a large population of small and mid sized companies that can grow fast. The other things that comes to mind was that we had a lot of foreclosures early. In fact, there was a time when Denver was on the top of the list for another reason - foreclosures.

From a local practitioner perspective I am personally seeing product go under contract, and quickly in certain parts of town at certain price ranges. When you're with buyers and they fall in love with a property but find out that it went under contract that really make them think. They realize they have to act quickly and bring their check book when they are out showing so we can present contracts quickly. I've had buyers recently get properties they liked bought out from under them by someone else. All good signs for Denver.

Solar Home Tour Informs Knolls Residents About Solar Systems

Its been a while since my last blog post. I wanted to take this opportunity to talk about a grass roots GREEN event that was I was very excited about. Two Knolls families in Centennial Colorado bought homes we had listed and shortly after moving in, installed solar systems. They decided to organize a home tour to show off their systems. I naturally volunteered to help sponsor and promote it because I am an EcoBroker and I have special training in GREEN issues in real estate.

Last Saturday, April 11th the Solar Home Tour began and both providers were present with representatives explaining their techniques and benefits. There was plenty of interest from the neighbors and a steady stream of traffic through each home. The two companies were Standard Renewable Energy and Simple Solar. Both have demonstration vehicles that they use for events like this.

I learned even more than I used to know about the rebates with Xcel Energy in Colorado, and the IRS tax credit. I also learned how systems are sized and how there can be web based feedback on a home's energy production and energy use. We also talked a lot about the cost of the systems, the payback period, the increase in a home's value due to the system, etc.
