2010 Home Buyer Tax Credit - Home Buyer Seminar

On Thursday February 17th, 2010 I will be conducting a FREE Home Buyer Seminar. This seminar is for anyone, however those buyer's interested in taking advantage of the current first time and repeat buyer tax credits are encouraged to attend. The current real estate market in the Kansas City Metro area and surrounding Johnson County, KS suburbs really couldn't get much better for buyer's. Interest rates continue to be at all time lows and seller's are anxoius to sell. For some seller's the repeat buyer tax credit is added motivation to getting the home sold. Keep in mind that for the buyer and seller to be eligible for the tax credit one of the criteria is for the home to be under contract by April 30, 2010. Johnson County average days on market is approximately 90 days and factor in 30-45 days for the escrow period. Understanding that, the time is now to start your search for a home or get your current home on the market! To register for and learn more about the event go to http://toddohlde.com you will also find information regarding eligibilty requirements for the tax credit.

Is it a "Seller's Market" in Johnson County?

The fall housing market is off to a roaring start! First Time Homebuyer's are busy taking advantage of historically low interest rates, Click Here for Today's Rates, as well as the tax credit. This buyer activity is improving the overall market by freeing up move up buyer's into the higher price ranges. Currently in Johnson County, price ranges less than $400,000 are experiencing a market inventory of 6 months or less which is categorically a "Seller's Market". Seller's in these price ranges are receiving on average 96.6% of their list price. However, my seller clients are receiving on average 98.6% of your list price! I know this can be a busy time of year for everyone but this market is a great opportunity to move up if you have been considering doing so in the near future. If you or anyone you know is considering a move or needs a home please contact me with their contact information and it will be my pleasure to follow up with them.
