Alabaster Alabama is a great place to live and is still within commuting distance to downtown Birmingham. Home sale numbers in Alabaster remained stable in January with 28 (24 closed in November and 28 closed in December). Fifteen of the 28 sales were foreclosed properties. Many were sold at huge discounts causing the average sales price to drop to $137,539. Sales ranged from $45,000 for a 3 Bedroom, 2 Bath off Kent Dairy Rd. to $219,900 for a 4 Bedroom, 3 Bath new home at Sterling Gate. The average days on the market for sold properties was 93. Inventory continues to decrease and currently there are 393 properties on the market (down from 419 in November) which represents a 13.85 month supply.

If you look at JUST the number of homes that closed, January was not a good month for Real Estate sales in Homewood. Only 9 homes actually sold and closed. Since there are currently 306 homes on the market, you could say we have a 34 month supply of inventory!
Now having said that - all is not doom and gloom. There are contracts on 58 properties in Homewood - 42 units in the new condo complex Hallman Hill are under contract - many going under contract in the last 2 months. They haven't closed because the building is not complete. Once these units are completed, sales in Homewood will skyrocket compared to previous months. 
Of the 9 homes that sold in January, prices ranged from $68,000 for a 3 BR 1 BA in Rosedale to $647,900 for a 4 Bedroom, 2.5 Bath in Hollywood.

Wondered what happened to Toni's Blog posts?? Well, real estate just plain got in the way. Back in November, I found a great deal on a foreclosed property here in Hoover Alabama, that I just HAD TO HAVE. Along with the excitement of moving, tweaking the new house to be "move in ready", Christmas, getting the old house ready to go on the market, AND a brisk real estate business - yes brisk- something had to go and the blogging was it.
Now, I'm basically settled in and am ready to share.
Wow! Is there a lot going on or what? Lots of news in the housing market, but it is NOT all bad. I keep hearing people compare this time to the Great Depression. Houses ARE selling and there are great deals out there. I read something a few months ago and I can't remember who said it -but some really BIG FORTUNES were made during the Great Depression.
What a wonderful time to build a real estate portfolio!! If you are getting laid off, and you loved your job, I really do feel for you. I was employed by a company that was closed during the LAST financial crisis (Texas in the 80's) so I've been there - and it's not fun. But when God closes a door, he opens a window. I truly believe that and now is the time to look for great opportunity.
If you have 401K funds at your employer, then you can take those funds and use them to invest in a self directed IRA - which can contain Real Estate. Home sales in Helena (one of the top 100 places to live in America) have been pretty consistent throughout the year. In October there were 28 home sales - down from 31 in September. The average salesprice was $193,661. Prices range from $90,000 for a HUD foreclosure in Shelena Estates, to $350,000 for a new construction property in Long Leaf Lakes. The average days on the market for sold properties was 85. Currently there are 263 properties on the market in Helena which represents a 9 month supply - fabulous in this economy!

Hoover, Alabama is a fabulous place to live. Many home sites have fabulous views. The fall leaves are beautiful this year and every trip to the grocery store is filled with color!
Home sales in the Hoover, Alabama area were down in October 2008 with 58 homes sold. This was the lowest number since January '08 (with 52 sales). Part of this is a seasonal slow down and part is a reflection of the poor economic news that hit at the end of September.
In the Hoover Alabama area, the average salesprice was $283,763 with prices ranging from $104,900 for a 4 Bedroom 2.5 Bath at the Vestavia Knoll, to $769,900 for a 4 bedroom 2.5 Bath in the Lake Trace section of Trace Crossings. Currently, there are 1029 homes on the market which means there are a lot of fabulous homes to choose from.
Activity has picked up after the election and the end of the year sales should drastically improve.
