From the statistics page at ActiveRain, this is probably my most viewed blog. I thought I would re-post it to help first-time buyers out there. I personally do NOT practice Dual Agency. I believe that all buyers and sellers have the right to FULL representation. If you are a buyer or a seller who is in need of help with your real estate transaction....please call me.
What is Dual Agency?
Dual agency occurs when a real estate agent is "representing" both buyer and seller in the same transaction. Since the agent has promised a duty of confidentiality, loyalty and full disclosure to both parties simultaneously, it is necessary to limit these duties in this situation, if both parties consent.
If you find yourself involved in a dual agency relationship, make sure that you completely understand dual agency definition.
This relationship involves the following limitations:
Before receiving an offer both you and the other party will be asked to consent in writing to this new limited agency relationship.

When a listing agent negotiates the percentage a seller is going to pay, that percentage is split between the listing brokerage and the selling brokerage. Sellers pay the fees to sell thier home.
