• The $8,000 First Time Buyers Credit has been extend until April 30, 2010 - Home must close escrow buy June 30, 2010.
• All Buyers that have lived in their home for 5 of the previous 8 years are eligible for a $6,500 Tax Credit as well.
• Interest Rates are still at "Historic Lows" and in many cases below 5%.
• Homes sales are skyrocketing while Home Prices are more affordable then any time in recent history.
Seller Benefits to be aware of include:
• Homes Sales continue to rise which will ultimately lead to home values stabilizing then rising.
• Home owners with equity are able to sell quickly and take advantage of the current home prices.

Too Much of a Good Thing?

The extension and expansion of the Buyer's Tax Credit to cover up to 70% of all home buyers is great news for home owners, businesses, Americans and especially Realtors! But is it good news for home buyers?

The good news for home buyers is "free" money! Buyers have another opportunity to take advantage of up to $8,000 of a tax credit if in escrow by April 30, 2010 and the escrow closes by June 30, 2010. This is great news for many home buyers.

The bad news for home buyers is that this same incentive will cause a greater than ever competition for homes at the current low prices. There is going to be either less inventory or higher prices in the coming new year.

The smartest thing a buyer can do is to buy during the slower holiday season when the competition for homes has traditionally been the lowest. Problem is and what I have repeated continuously that "Buyers refuse to buy a home until it becomes a Seller's Market!"

We've made it to the dawn of the new era of prosperity!

It if finally official! The home buyer's credit has not only been extended but now expanded to cover up to 70% of all home buyers. This is much better news then most people can comprehend! Americans have, for years, asked "why not spend our money to help us here at home?" The U.S. Government has!

The expansion of the home buyer's credit means that homes will sell, homes will be saved, home prices will rise and America is on the way back! This will lead to more employment as home buyers will be spending money to fix up their new homes. Home Depot & Lowes will be busy again and employ more workers. These workers will be able to save their homes and with home prices on the rise consumer confidence will rise. This will lead to spending on non-essentials like eating out and entertainment. More people will be needed and hiring will increase!

God Bless America & Americans! Oh yeah, the rest of the world will soon follow us out of this miserable recession! Looks like we made it!!!

The First Time Buyers Credit is Ending & You must own your new home by November 30th 2009 to Qualify for the $8,000 Tax Credit. However Congress is now deciding on whether to extend and/or expand this Tax Credit!

The Bill that has support of Republicans, Democrats & Independents and the best chance of passing consists of the following:

• Extension of the $8,000 Tax Credit
• Extend until June of 2010
• Tax Credit to be Offered to All Buyers
• Raising the Earning limit for both single and married Buyers

Home sales continue to skyrocket with sales being split evenly between first time buyers and investors. More and more traditional home sellers are now listing their homes for sale. Here in Valencia, Stevenson Ranch and all areas of the Santa Clarita Valley in California we are approaching a crucial cross roads! This is also true in Los Angeles County, California and the entire United States of America. The last day a first time buyer has to get the $8,000. first time buyer's credit is November 30, 2009. The buyer must own the home on or before that date in order to qualify for this credit.

It is well known that our economy is driven by home sales and home ownership. The real estate bubble bursting lead us into this recession! Home prices are down as much as 50% and buyers are now buying homes at an incredible rate. The most important use of the government's money is to continue stimulating the sale of homes. When homes sell prices rise and people spend money. This is a natural stimulation that the government can assist along the way.

Most of our financial worth is related to the equity in our homes. Having homes sell and prices rise will give confidence to the American people. Confidence is the driving force to our economy.
