Hypocrisy! Most Realtors have run into a situation of making an offer on a REO/Bank Owned/Foreclosure listing with an offer that had FHA Financing. This type of loan is Government insured. Lenders in masses will turn down the FHA financed offer when giving another offer equal or even close to the same amount. It is a sad state of affairs in America when the very banks that have been bailed out by the Government have the right to discriminate against the same Government!

It is unfathomable for me to believe or understand why so many Realtor refuse to promote the belief that the real estate market has bottomed out and this is the best time in decades to buy a home. There is no other industry known where the principal sales people would remain negative and by their attitude help to prolong the downturn.
Perhaps it's the many false hopes we have endured over the past three years. It may just may be the steady beat down of the economy or even reading all of the negativity in the media.
There is a ground swell building and buyers know that no matter what, they don't want to miss this buying opportunity. Realtors are the light that will lead us out of this horrendous real estate market devastation.
Keep in mind that there is an enormous amount of expendable dollars and qualified buyers out there ready, willing and able to buy homes. There is a pent up need to get people into their new homes. Banks have loads of money and are more than willing to lend it out. Home prices have dropped nearly fifty percent in many communities and interest rates are at a historic low. Home affordability is better than it's been in generations.
Yes, many people are out of work and many others are worried about losing their jobs. However, we have turned the corner. The only thing missing is consumer confidence, the belief that buying a home is a great thing to do once again. There will never be a more certain time that buying a home is the best investment for the future.
We, as Realtors, need to have this belief and express it to our clients. They look to us for guidance. Once consumer confidence fully returns everything else will fall in place! Be part of the solution not a part of the problem!

Home ownership has once again garnered favor with the mass majority of American. In fact about 75% of voters favor continuation of the current mortgage interest write off. Members of Congress that choose to vote against the mortgage interest write off will have a hard time getting reelected. About 96 % of current home owners are proud and happy to own their own home.
There are growing signs of these effects of these revelations. Builder confidence is now at the highest level since 2007. New home starts have grown in numbers month after month.
We are now nearing the end of the best buying season. Prices and competition for homes is low but buyers are once again beginning to search for a home. We are in the midst of a seven week stretch in which interest rate have been below 4%. We continue to set new historic low rates.
There have been major changes in how buyers look for a home. 89% of home buyers currently use the services of a Realtor. Just 10 years ago in 2001 only 69% of home buyers worked with a Realtor. Another recent development is buyers choosing not to work with a duo agent. This is an agent that represents both the buyer and seller in the same transaction. About 60% of buyer have a written agreement prohibiting duo agency. The mass majority of home buyers are now searching for their home online. This number has grown every year for over a decade. Another interesting fact is that the average home buyer will contact 7 Realtor before settling on the person they choose to work with.
These statistics may not be precise since I am repeating information that has been shared at one or many seminars. The point are clear though!
