My wife Dani & I have lived here since 1980, our 2 daughter were born, raised and educated in this community. Having lived in Grosse Pointe Woods Michigan prior to moving to California I can tell you this. Valencia is like being in a small suburban town with all the beauty and intimacy that is there.
Homes in this community have dropped up to 45% and my feelings are they will be back quickest and remain a great investment for the next 20 or 30 years. Being just 32 miles north of Downtown Los Angeles guarantees that the Valencia and area called the Santa Clarita Valley will be sought after for those looking for quality of life and the benefits of Los Angeles.

Financial Institutions released information last Fall that was so devastating that in lead to the Stock Market crash. The Dow Jones Industrial Average fell for a peak of just over 14,000 Point to a low of around 6,500 Points.
This was all predicated on the Bubble Bursting in Real Estate. Loans that had been made on properties valued as much as 50% below purchase price were unsecured. Borrowers walked away for their homes leaving financial institutions holding the bag. The consumer had to bail them out. This plummeted the stock market which hurt every American. This hurt the rest of the World. People stopped spending, products stopped selling, workers lost jobs.
Times have changed. The Stock Market has bounced back to over 9,000 Points. Cars are Selling, Home Prices are Rising, Interest Rates remain Low and Consumer Confidence is on the Rise!
America lead back by the strength of the Character of Americans have once again Overcame! American are now Buying Homes and the Rest of The World is breathing a sigh of relief!!!

The collapse of the real estate market began in October of 2005. The peak of the market in regards to the peak pricing didn't get reached until the middle of 2006. Currently any home bought before early 2003 is worth less than it was when it was purchased. Many people were expecting and welcoming the collapse of the real estate bubble not realizing that this industry feeds every other industry directly or indirectly in the United States of America. So indirectly our real estate crash is responsible for the economic turmoil throughout the world.
I have constantly state that buying a home helps America but in reality buying a home feeds the world. It is our decision as Americans to decide when we choose to end this world downturn and it is that simple. Americans control the worlds wealth and when the people of America finally decide that the recession is over it will be over! Simple put "Buy a home, help America and feed the World!"
It is unfortunate that so many people with money would allow the rest of society to suffer the way that it is. Why are they waiting? It is more than greed it is competition. Seems like there is a competition to see who can wait for the best deal. People with the ability to buy are playing a game of "Chicken" to see how close to the bottom they will be able to buy. Well there are far too many losers in the recent recession. Many people have lost their health, hope, future, happiness, money and most of all "Time!"

It is my style to work within your comfort zone and never let you feel that I am being pushy or rushing you along. Timing is everything in real estate and your family knows this market better than most Realtors. However this is a time that it is essential that I let you know that there is some urgency.
For the first time in many years the number of sales has increased for 4 straight months. This is an indicator that buyers feel that we are near the bottom. This indicator is not nearly as startling as the fact that in the last month for the first time in about 5 years prices rose in every part of our country. This is an indication the we have past the bottom and are now on the way up!
Waiting any longer to be able to afford more house may lead you to spending more money to get less house. In fact it could lead to having this market completely pass you by. As your Realtor and personal family friend, and I do feel that way about your family, it is important to let you know my feelings even if it takes me out of my own comfort zone!
