This month we report on the 626 Tooele, Stansbury Park Grantsville UT, Homes for Sale,using the new MLS reporting system. It's still in the Beta stage, so there still may be some bugs that need to be worked out. The intent is to give home buyers and sellers as well as Real Estate Investors looking at Tooele Homes for Sale, more complete information in a more timely manner.
Prices of the 626 homes for sale range from $44,900 for a mobil home on a foundation, to $895,000 for a ranch in Grantsville.The average price of a Tooele Home is $266,995 dollars, with a median price of $228,950
This September 1, price information makes more sense if it is evaluated against the backdrop of previous quarter sales prices. IE: Second quarter median home price in Grantsville was $218,000; Tooele $180,000.
The Report will include all of the homes/Condos for sale in Tooele County that have been listed on the Wasatch Front Multiple Listing Service (MLS).
As in previous reports, we are unable to include those homes for sale by owner (FSBOs) as many home owners do not put their houses across the MLS. Even though most of these homes are sold by local Realtors they do not show up on this report.
The same is true with new construction. Builders of new homes generally prefer to employ their own representation in the form of model home sales agents, to make sure that the interest of the new home builder is foremost in any negotiation. With that in mind you should check out use you own agent In the report we have listed the number of homes for sale in $50,000 increments. This information helps home buyers evaluate the number of homes for sale in a particular price range. Sellers can benefit from this report by outlining competition in a particular price range, this aids in the listing process.
Finally, to help home sellers evaluate the effect of the marketing plan for their home, or for buyers to determine the amount of market pressure that is being brought to bear, we are noting days on market information.

Based on the previous chart, it is obvious that the greatest number of homes for sale in Salt Lake are in the $150 to $200 thousand dollar range (26%) closely followed by those houses and condos priced from between $200 and $250,000 dollars. (20%).
Five hundred five of the 626 S.L. homes for sale are between $150,000 and $400,000 which is about 80% of the entire housing inventory in Salt Lake.

Finally, Real good economic news about a lot of things, coming from Utah.
At least coming from a Utah authority, and Guru, about Real Estate, Finances, Interest Rates, Job Growth and just about anything having to do with money and whats going to happen to it.
Corie, on her Salt Lake Real Estate blog published an introduction and link to Jeff Thredgolds newsletter "Tea Leaves, The Guide To Understanding Today's Economy" for her clients, and I thought it was a very good Idea.
In today's environment, where every thing in our Industry seems to be doom and gloom, IE: homes are difficult to sell, home mortgages hard to pay, and for home buyers looking for mortgage money, harder to get. Jeff takes a novel approach.
Twice a year, "TEA LEAVES" deals only with economic "GOOD NEWS".
This issue actually lists 46 items that are absolutely good news. You'll be surprised, I was. And I am almost twice a year. (when Jeff publishes his good news issue).

Choosing a Realtor to work with in Tooele is no easy matter. After all, if you count the over 150 local Realtors, all the agents from Salt Lake that think they can help you sell a condo or buy a home , and add to that group, all of your friends and relatives that have a license, you have a lot to choose from.
And of course we all have a story to tell, about what we can do to see that your home gets sold.
So I'm going to give you a tip that can make your choice of the right Realtors to interview, easy, unbiased, and almost foolproof.
This valuable tip is based on three Real Estate facts that are beyond question.
The tip is...... GIVE POTENTIAL HOME BUYERS WHAT THEY WANT !!
FACT #1...Almost 80% of people looking to buy a new home, begin their search on the Internet.
FACT #2...Study after study tells us that when potential buyers were asked what the number one item they looked for in pulling up listings was.......The answer was, PICTURES !!! ..........Photos and more Photos !!!
FACT #3...The more exposure your home has the greater your negotiating leverage, the sooner it sells, and the higher the price you'll receive.
Potential Buyers put more weight on the number and completeness of the pictures of a home listed for sale than they do on ... Price... Location...or...Ammenities !!
You might say "sure pictures are nice, but they don't sell the house" And you'd be correct, but most good agents don't sell the house either. Good agents match product with people.
Good agents see that your house gets sold in the least amount of time, at the best possible price, with the least possible inconvenience to you.
So... Here are mini tips..
Before considering a Realtor.:
1. Make sure the agent has a web site. (Almost 80% of home buyers start searching on the net).
2. Make sure the web site has "reach". (It's easily found by search engines and buyers)
3. Check out the number and quality of pictures of your home that will be traveling the net, showing and telling Home Buyers about your house/condo. ( Remember, Photos, Photos, and more Photos).
OK.... so it wasn't a great tip. Or at least you didn't think it was, but it's the truth, and if you use these tips to help choose your Tooele Realtor to sell your Tooele Home, you wont go wrong.
I know, I know, I'm always saying stuff like this. But, this time I have someone smarter saying it!
As the D-News reported this morning, CNNMmoney.com rated Tooele County as the nations #1 County for job opportunities in the current economy.
Washington County ranked #5, which goes to show that when we were talking about Utah's economy as being significantly better that the nation as a whole, we weren't the only ones noticing. The list showed us with a job growth rate of over 123%.
Now, before you mention that the addition of one fast food joint in Grantsville would generate a number like that in Tooele County, let me tell you about some of the growth they're actually talking about.
The article mentioned some of our larger employers being the Department of Defense, the Tooele County School District and EG&G. That doesn't take into account some of the new growth we are now, and soon will be, seeing.
Big 5 sporting goods and Sears have broken ground on their new location on Main St. in Tooele. Gold's Gym is coming here as well. In addition to Syracuse Castings, ATI Titanium is nearly complete with their facility west of Grantsville.
La Quinta has announced a new motel location here as well, which will help all of the good folks coming out here to visit Miller Motorsports Park. Speaking of Miller's I noticed a new sign on their property just east of the track announcing their new industrial park. Tooele's Mayor just announced 2 new commercial/retail developments for property just off of Main St. as well as 2 projects for the industrial depot that the city is going after.
As you can see, these are not just your basic minimum wage jobs we are used to getting out here. Many of these are high paying engineering, manufacturing and retail jobs which will help us continue the amazing growth we are seeing, even with the economy doing what it's doing in many other places. As always, it's good to be in Tooele County!

Actually were reporting on about 98% of the homes in Tooele County. Those homes sold in Tooele City, Stansbury Park, Erda, & Grantsville Ut.
I know were only 13 days into the new year, and it's early to determine trends yet, but in a market like this, and with last year to measure against were going to be doing this about every week.
What motivated me today was reading Cories blog in our Salt Lake Office. I noticed that Bank involved sales and listings, IE: Huds, Foreclosures, REOs, repos, and Short Sales, in most areas of Salt Lake County were hovering around the 7 to 10% range, and seemed to be just a little less than we were hearing about national statistics. On the other hand, in spite of all the bad press, I was pretty sure we were no where near those numbers in Tooele County.
So..... After pulling numbers from the Wasatch Front Multiple Listing Service, (MLS) I have some home sales statistics and some comments about the housing market in Tooele County I'd like to share with you.
Tooele City, Stansbury Park, Erda, & Grantsville Ut. currently have 456 active listings. Only 16 of those indicate that the bank or lending institution is going to be involved in the sale of the houses. (3.5%).
Ten homes closed in the first 12 days of January. None of them were Bank Owned or Short Sales. Sixty per-cent were 4 bedrooms or more.
Average price of home sold was $234,000
Sixty seven, new,Home listings were taken this month at an average price of $263,400.
Fifteen houses, town homes, or condominiums were put under contract with an average asking price of $160,000. Only 2 of the homes under contract were valued for more than $200,000.
Only one of these houses was bank owned.

From an Industry and sales perspective this may not be good news. Current sales volume translates to about 37 sales in January, and that means that at least 150 agents wont sell a house this month.
From a community outlook though it's great news. It means that most of the families have house payments that they can afford, kids and pets won't be uprooted, and no long term friends left behind. To me it means, smart buyers, unselfish Realtors, and lenders with integrity. A Real Estate community we can be proud of.
