Time's running out for the tax credit

Borrowers who obtain a mortgage through the New Jersey Housing and Mortgage Finance Agency's Home Buyer Program can participate in the Tax Credit Loan Program (TCLP). Through the TCLP, buyers can get a loan of up to $5,000 that is secured by their anticipated federal tax credit. They can use the extra money toward the down payment or closing costs, not accrue any interest and pay it back once they get the credit from the government.

I want cancel the listing on my house, what do I do?

You always have the right not to sell your own home. You can withdraw your listing from the market by having your agent fill out a listing change form and it is effective immediately. If your asking for an unconditional release so that you may list with someone else well...that a whole different subject. Even if you cancel your current contract as stated above, you may not sell your home yourself without owing a commission to the listing agent until 90 days after the expiration date of the contract. This is to prevent unethical sellers from using an agent to market the home and then attracting a buyer and dropping the agent. To get an unconditional withdraw (so no commission is owed should you sell) you would need to speak with the office Broker but it is not likely one will be granted.

I just bought a house with cash, fixed it up, what if i sold it within 6 months, how much would i be taxed?

Lt me preface my answer by saying you should always consult a qualified tax professional. that being said..

Since it's not your primary residence you can't take a deduction for it anyway, so there is no difference if you sell it today or 6 months from now. The only way it would make a difference is if you lived in the home as a primary residence for 2+ years. Then you could deduct $250,000 (as a single) on the tax of capital gain you would be claiming.

Does anyone know if the mortgage rates will drop soon or not? and is there any talk of any homebuying incentive?

Motgage rates did drop slightly this week form 5.42 to 5.2 but I doubt we will see below 5 again either way these are excellent rates. Additionally the biggest home buying incentive is already being offered by the government to first time home buyers.
