It's not time to find a new agent. It's time to lower the price. Three months is not a lot of time in this market. Buyers are taking their time to make decisions because they know the price is going to get better. Tell me, in the three months how many times have you lowered the price? Buyers today are looking for bargins. If you show a willingness to give you are likely to get more prospects through your home. With 20 views what was your feedback? Your agent should have followed -up with the showing agents and requested some comments. If they are things you can change like showing condition you should consider doing so. If its price, lower it. What has your competition done? If homes similar to yours have gone under contract you need to know why. If no home has gone under contract then it could be the market. Remember, its always a matter of price. Even the worst home in the worst neighborhood in the worst condition will sell if its priced right. Good luck to you.
Banks are scary right now...open one day closed the next. I've also seen some bait and switch tactics from national banks that I would never recommend again. That being said, I would contact a local credit union like Affinity Federal Credit Union. They do not work on commission like most lenders and will work within your means to find a loan that is best for your personal situation. A local New Jersey bank like Hudson City Savings is also very solvent and continually offers great rates and programs. Good luck to you.
The truth? We don't hate FSBOs because they don't use Realtor services but the process is often MUCH more difficult without an agent because it becomes emotional for the seller. An agent often does more work because no one is advising them on the other side on what is realistic or typical course of business. I recently sold a FSBO and when presented with a contract he refused a mortgage contingency so in essence he wanted an all cash deal for an almost $500,000 condo! He also wanted to save money and not get an attorney's opinion. It took over a month to get into review. Truth be told if he had a seller's agent he would have gotten a lot more for the home even with the extra commission.

You don't need an agent to sell your own home but you do need a good real estate attorney to review the contracts and help you through the selling process. If you are satisfied with the bids ask all buyers to give their highest and best price OR give them all the same counter offer and see if anyone would like to increase their bids. Since you said bids, plural, I'm assuming there are more than one. I'm curious to find out how you came up with pricing on your own in this market? Make certain all buyer submit a pre-approval letter with their offer so you can reasonably assume they will get financing. Another option is to give all the offers to your attorney and have he/she help you. You'll pay more but its worth the expert advice. Good Luck to you,
