Franklin TN Real Estate - October Sales Report

October in Franklin. The air is getting crisp. The leaves are changing. And, there's tons of things to do in Historic Franklin - including Pumpkinfest, the Ghosts & Gore Tour and many, many other events throughout Franklin.

Historic Franklin

As of October 31, 2009, there were:

  • 983 active listings ranging in price from $80,000 - $38,000,000 (down from 1073 listings!);
  • 41 contracts went pending ranging from $119,900 - $1,299,500;
  • 102 closings ranging from $107,500 - $1,644,000 (up from 82 closings!!!)

Months Supply of Homes on Market = 10.04 (down from 13!)

Franklin did very well in October. The supply of homes dropped from over 13 months to just 10 months when over 200 listings went off the market. Only 102 sold, so that means over 100 people have taken their homes off the market. Whether that is good or bad is up to the seller's still on the market - you have 100 less people to compete with, but if you aren't in that top percentage, you're still looking at almost a year!

So far, to date, 12 of the pending listings have sold giving November a good start! Keep in mind, though, as we head into the holidays, real estate sales tend to slow down.

Leipers Fork - Fall

  • 66 active listings ranging in price from $127,000 - $6,500,000;
  • 2 contracts went pending ranging from $795,000 - $1,299,500;
  • 2 homes closed ranging from $175,365 - $349,000.

Months Supply of Homes on Market = 33

As we head into the holidays, real estate sales tend to slow a bit. However, December also tends to bring in relocations.

However, with an almost 3 year supply of homes on the market, it should be obvious to sellers...

If you want to sell your home in Leipers Fork, you need to PRICE IT TO SELL. We are no longer in a market where you can hold firm to your (over-)pricing. We haven't been for a couple of years now. If you don't want to (or can't afford to) sell it for less than what you are asking, then you need to pull it off the market and wait until the market turns around. There, I said it. It is what it is.

I realize the above statement was HARSH. Really harsh. But, unfortunately, many sellers have the mistaken ideal that their home will sell for what they are asking despite all evidence pointing to the contrary. They think some silly buyer will come along and ignore market value and give them what they are asking. Even if they are lucky enough to find this buyer, the BANK that loans the money for the house isn't going to loan them more money than what the house is worth.

As a top Leipers Fork Realtor, I can only recommend prices to my prospective clients and back it up with all kinds of data. It's up to them to set the price. That being said, you won't see me with a lot of listings right now. Why? Simple, I won't take an over-priced listing. I'm in the business of SELLING homes, not LISTING them. It doesn't do anyone any good to have 30 homes listed that won't sell. It sets up unfulfillable expectations and leaves sellers devestated when those expectations are stomped on by reality.

Leipers Fork TN - How to trick or treat when homes are on 5+ acres!

When I first moved to Leipers Fork in Franklin TN, my son was only 18 months old. We hadn't yet truly trick-or-treated with him in a "normal" neighborhood manner, and I was curious as to how we were going to trick-or-treat when all the homes around here are on 5 (or more acres). I mean, really, we'd make it to 3 houses and have to turn around and come home. *eye roll* I certainly wasn't looking forward tromping across country pasture in search of candy!

carter halloween

Well, never fear, the Leipers Fork Merchants Association had already fixed that! Every Halloween, the merchants shops stay open late and all the community children come into town to trick-or treat. If you've never seen hundreds of kids all dressed up and jacked up on sugar in a 1/4 mile stretch, now's your chance! :o) From the "itty bitty's" to the teens, they are a site to see! Festivities start around dusk and go well into the night.

You also never know who else may venture out into the night! Our neighbor, Naomi Judd, has been known to make an appearance most years. I only saw her once, but she had the most priceless grin on her face watching the kids. I'm guessing there's a few more of our famous neighbors hidden under some of those masks!

Come on out and join the fun!
