For those of you who are starstruck, or just enjoy knowing what is going on in your neighborhood...Well, if you live in Palm Springs, California, then you probably have driven by this home alot. This is the former Palm Springs Home of Liberace.
A while back I blogged about it (Former Home of Liberace Sells for $1,260,000)...and even had an Italian gentleman call me and ask me if he could acquire the chandelier. Since I didn't participate in the sale of it, I didn't have the new owners information so was not able to help him. But...in the meantime...this story surfaced and I began to put two-and-two together. It appears that HBO is going to be making a movie about Liberace and starring, Michael Douglas and Matt Damon.
From what I understand, they will be filming in Los Angeles, Palm Springs and Las Vegas.
I believe they will be filming at this home...it measures just over 6,000 square feet (they changed the front with this remodel a bit from it's previous look (see my previous blog entry to compare) and the remodel is going beautifully. It's a 5 bedroom, 7 bath home, with a pool...on a corner lot and had previously sold for $1,260,000.

This is exciting and although I'm not a fan of Liberace, I am still excited to be watching this new venture of HBO's (I'm assuming, they will be filming at the remodeled home, but this is NOT CONFIRMED at this time) and the making of the biopic, "Behind The Candelabra".
I call my kitchen in Rancho Cucamonga, The Dream Cafe. It's a place where I can experiment with different foods, tastes, colors and just have fun.
Located in my private home, I'm usually eating in it alone, but on occasion have the opportunity for guests and it's totally fun to share.

Today was one of those days where the sun is shining and all feels right. 
I was out showing a little condo over at The Ocotillo Lodge in Twin Palms and captured this photo of their pool. Ocotillo Lodge has a great pool, clubhouse and even a gym, plus barbeques.

1) VISIBILITY: Your home should be readily available to show to the public...on-line (on multiple sites on the internet), as well as in publications, and maybe even have a BROKER'S OPEN? Your real estate professional can help you with all of these. Why not try OPEN HOUSE, too? I have sold the home I was holding open before (doesn't happen too often). This may be your lucky year!
2) STAGING: It is all about staging these days when it comes to how your home shows. Does it need a repaint, refresh, major cleaning, decluttering? If it does, do these things BEFORE showings begin. You'll be glad you did and make more money on your sale.

3) PRICING: Pricing is also KEY, in 2012! Are you priced right? How do you know? Well, your real estate professional should be able to not only help you with a suggested list price, but they will also be able to show you recent comparable properties that have closed escrow in your specific neighborhood. Have a difficult, one-of-a-kind home that is difficult to determine the value on? (this is actually still positive, don't mean this to sound negative as these are wonderful homes to sell, too!) Why not invest in obtaining an independent Appraisal for your own sake? These Unique homes can be difficult to determine value on and if you are hiring an appraiser up-front, it could save you money at closing.

4) COMPENSATION: Be sure to pay what it takes to get service. I can't tell you enough how many times I've seen 2-2.5% being offer to the Buyer's Agent and the Listing Agent is just not an all out professional. Nuff said!
5) BE REASONABLE: Your home is going to sell. Time to make a game plan. Will it be contingent on your closing another home? Do you have a place to live in the interim (this is usually best!)? Either way, it's good to remember to think logical, reasonable and be aware of your position and the buyers' as well. This should help all be smoother and help you get to closing in a fantastic way.
