The key is how do you get the most when buying or selling your home in either a slow market or a great market. I sell homes in the Spokane Real Estate market in Washington State. Our market is similar to markets areound the nation. Most people are getting ready after the holidays to sell their home. The big question is will they be able to and how much will they get for it.
The single most important choice that will effect their success or failure is the agent they pick. See in a great market people can almost pick anyone and get it sold. But getting top dollar is a different story. This is where the agent makes the diference. If your agent is only bragging that they can sell it, then your not choosing the right agent. They should of course tell you roughly what the market value is , but then they should be able to tell you top dollar and just because they cand tell you what top dollar is doesn't mean they can get it. They should be able to explain how their marketing plan can beat up the competition and bring you top dollar.
As the market slows it gets more competitive. Home sellers need to start getting educated on the right things to look for. When the market is hot sellers can get way with more uneducated choices, but as it tightens up, a bad choice on the real estate agent can mean wasted time and no sale. Start by educating yourself on what the different agents do and don't be afraid to ask the right questions. Ask agents what the average agent would do to market their home. This is one of the best questions to find out how good the agent is. If they don't even know what others are doing, then they probably aren't that competitive. They should be able to tell you what others might be doing and what they are doing differently.
