Now that the worst of the snow storms are gone in Spokane we can get back to normal movement and enjoy our community. That being said there are things we can do when the snow is melting.
1. Clean up the Walkways. Rain turns to ice real quick so get some salt on the walkways and the stairs.
2. Clean rain gutters. There may be debris in the gutters that needs to be cleaned out. Some are sagging due to the weight of snow. Wait for a good day and get up there and check the condition of your rain gutters and clear them out so the water can drain right.
3. Wash your car. Cheicals they spray on the roadways can wear on your finish so stop by a car wash place and keep it clean.
4. Check your roof. Never get on a roof when there is snow on it or if your not comfortable. Safety first. That being said examine your roof , the shingles, the flashing and the chimney for problems and consult a professional if needed. Water leaks are serious problems so if you see something get it repaired.

Hello Everyone,

Winter time is a great time to catch up on projects you have left behind over the last year. Everyone will be outside in the summer working on the yard and interior projects can be too much. Take the time in the Winter to catch up on some small projects and you'll have more time in the summer to be out enjoying yourself instead of looking at the 'honey do' list.

Hello Everyone,
With all of the news out there about the housing market and changes in the economy, what is the shape of the For Sale by Owner Market in Spokane. I have been working with FSBO's (For Sale By Owners) in Spokane for years and have a intimate knowledge of how it's going out there. I watch the numbers and talk with the people trying to sell the homes by themselves.

The numbers for people trying to sell their homes themselves is up over last year but the number homes getting sold by owner is actually down. This trend follows the fact that the real estate market has both increased in competition with more home on the market and prices coming down a little, and with more realtors in the market. The market will drop some of these new realtors as they can't survive in the tougher market, but the best ones are the new competition for both realtors and FSBO's
The first people to really feel the increase in competition is the FSBO's because they usually have much smaller marketing plans and budgets. With just a sign and FSBO website many are finding the only way they can compete is to lower the price until their home looks great. If they don't it just won't sell. Even Realtors are feeling the squeeze and realizing they can't keep doing what they use to. We will see this summer that the FSBO numbers should come down. People will start to realize the value of the realtors who can beat the competition and get top dollar for the homes. Hello Everyone,
I want to just talk on a subject that I get calls on all of the time. People call asking me to find them the 40% under market value homes or foreclosures in Spokane. I want to set the bar for would be investors as the trend in Spokane is people wanting to invest in Spokane Real Estate.
Real Estate nationwide is a great investment, but in Spokane our home values are still low for a city our size. Even though the market shot up 18% a few years ago we are still priced great for people who want to start investing in Real Estate.

That being said we need to get rid of the hype behind real estate investing that is out there and talk about real numbers. Some people watch a late night infomercial anf figure they are going to get right buying homes with no money down. These programs are not realistic and don't apply to all markets. We have a small margin in prices here in Spokane and most serious investors don't expect the huge returns but focus on making smart choices, buying the best properties instead of trying to low ball them, and then reselling at top dollar which is where we come in.
The key to starting to invest is to get reliable information. Pie in the sky dreams and fantasy stories are usually just that. You can't cash false information. The best thing you can do is team up with a Realtor who knows what they aredoing and has the tools for you to find the best homes first and then who can guide you to th smart remodels and ultimately sell the home for top dollar for you.
