It starts with the atmosphere. The decor is set up with tables as well as cozy seating areas with comfy chairs and couches. It is perfect to come for dinner or you can stay a while for the entertainment. Then we must talk about the food, YUM!!! My favorites are always the soups. The Tomato in a Cheese Bowl is amazing. There really isn't anything that we have experienced that wasn't amazing. Try to save room for dessert. It is so good. If you like wine, they have lots of options and the sangria is special too.

Here are a few things to consider. A short sale in Palm Beach County might be the solution to getting out from under a stressful situation and avoiding a foreclosure. One wrong step can cause you to end up having your home sold at the courthouse steps instead of you sitting at the closing table.

Here are a few tips to get your started in avoiding a foreclosure in Palm Beach County:

1. If at all possible, it is important that you stay current with your association dues. This is a common mistake that sellers make and it causes real issues.

2. When you are starting the short sale process, remember that it takes cooperation on all parties. It is not uncommon for the 3rd party to ask for updated information and need it quickly. A delay on a seller’s part could very well lead to a denial and a closed file. Crazy I know however it is so true.

3. Being dishonest with the bank and your short sale negotiator is never a good idea. It is like going to the doctor and telling him you never smoke and you really smoke a pack a day. The advice will not be valid if your negotiator doesn’t have all of the information.

4. Accepting an offer from a buyer that is not understanding of the short sale process. A short sale is not for all buyers. It takes patience and flexibility and some buyers don’t have the tolerance for the short sale process.

When your lender calls, tell them your plan to do a short sale and give them your agent’s number. Ask them to note the file. And even more importantly, open your mail. There are often times offers from the lender. Communicate offers and more importantly sale date notices to your agent immediately.

6. Hire a real estate team that has the expertise and connections to get you the results that you desire. This is a very important key to getting to the closing table.

ss creditWe get this question all of the time. If you are thinking of doing a short sale in Palm Beach County, you have definitely thought of this one. It is a good question to ask. Our goal is to always minimize the impact of the situation to our client. Doing a short sale is like getting into an accident with your car in a parking lot, there will be damage, it is just a matter of how much. This is compared to getting into an accident on an interstate, you will see more damage. This is like a foreclosure.

The moment you are 30+ days behind the lender has the right to report you late. The lates are the biggest impact to your credit. Once the short sale is complete, the lates stop. When the short sale is satisfied, it is usually reported as paid in full for less than the full amount. Compared to a foreclosure being reported most likely as Foreclosure.

A short sale is the lowest impact to your credit score.


Credit experts will agree that neither a Short Sale or Foreclosure is favorable to your credit score however a Foreclosure is worse.
