Sacramento General Contractor Uses Phone as Efficiency Tool
As a General Contractor with clients throughout the Greater Sacramento area, we come across a large variety of jobs. Specializing in Dry Rot and
Water Damage Repair, we encounter projects that can be large safety issues, small maintenance concerns and hundreds of situations that may fall in between the two. There is also a timeline concern; some clients have a greater need to get a job done right away while others can wait until we have time to schedule their job.
As you can imagine, there can be some inefficiencies in getting these sorts of projects completed. The nature of dry rot and water damage repair involves a lot of unknown repairs, and completion times can change. When employees and subcontractors are thrown into the mix, inefficiencies can be expense.
While tools like the moisture meter, reciprocating saw and hopper gun are a part of my daily weaponry, the smart phone has made the greatest impact in efficiency.
I have an iPhone, and as you know, it has eliminated the need for several other things that I needed to carry with me daily. I no longer need a camera, video camera, maps, pencil and paper, and much more. The phone on my hip has made me more efficient. Here are a few examples that just happened this week.
Unforeseen problems

While crawling under a house to remove some wood rot, I came across an area that was not detected earlier. I took a photo of the area and sent it to the agent with an estimate for the repair in a text; I did this while lying on my back under the house. I got an approval before getting out from under the building. In the past, this would have involved a phone call, camera photo, back to the office to download to the computer, after e-mailing the photo and waiting for a reply for an approval. This could have taken days, and disrupt the employee schedule.
Dishwasher Installation possible
We were at several different apartment communities this week. I got a call from a regional manager requesting an estimate to add dishwashers to all the units. The communities in question are virtually the same inside but far apart geographically. I took a short video of the kitchen cabinets in a vacant unit. I sent it to an employee who was at another apartment and asked him to view it a take the same video in the kitchen he was in. This saved me a trip, and I could make a good estimate based on that floor plan.
There are many areas that we can all get better at being more efficient. For me the iPhone has made my workload much more manageable, freeing up time to get jobs done.

Sometimes you just don't need to know why, I just need to patch the ceiling.

I often, come across jobs as a contractor that I just have to “wonder why this happened”. Something just didn’t make a lot of sense. There must be a reason this was done.
I recently walked into a unit that had a big hole in the drywall ceiling, for no apparent reason.
I guess I don’t need to know, I just need to fix the hole!
