Truckee Home Sales Market Update 2011
Looking at the number of homes sold in 2011, there is an activity increase of 15% over the previous years. This is largely due to an increase in both foreclosure and short sale activities. We have a 21% increase in foreclosure home sales and 31% increase in short sales.
The average days on market remained virtually unchanged while the 2011 average sales price decrease 8.5% from 2010.
Homebuyers are taking advantage of the lower home prices combining with the low interest rate to purchase either their primary homes or the vacation homes that they have been dreaming about.

Lake Tahoe Truckee Market Report January 2012
Comparing real estate sales in January 2012 to January 2011, there are some good news even though the prices still trend lower.
You can see that many more homes in Tahoe Donner were sold in January 2012 than in 2011. Tahoe Donner remains an attractive market for the search of a mountain home. Overall more single family were sold in January of this year than last year. The same cannot be said for condos & townhomes, we have a 35% decrease in number of units sold.
The median price for single family has come down across the board but condo/townhome prices in Truckee actually had a 34% increase.
There have been an increase in activities since the first of the year. Good inventory coupled with the favorable low interest rate present a great opportunity for buyers in pursuit of their dream mountain homes.

Mountain Honey Stitchery in Truckee CA
My dear friend Dot Ferneyhough is one of the craftiest person I know. I often compare her to Martha Stewart since she sews, knits, does embroidery & all kinds of needlework, makes jewelry, creates beautiful note cards...you name any crafts and Dot has done them all.

What to do when winter in the mountains is not what you are used to? Ski passes are burning a hole in our pockets and all the storm brought was a piddly amount of snow and rain.

Just over a year ago, I walked into the sewing store to buy a zipper. A tall young lady asked if I sewed. Since that first meeting, I have hemmed hundreds of jeans, altered evening dresses, jackets and skirts, sewn on patches and repaired zippers. December Celebrations & Sharing ~ Calendar of Events for Truckee Tahoe
There are a lot of fun events that both locals and visitors can enjoy when you are at Lake Tahoe Truckee this December. Squaw Valley will have the third annual Lunafest film festival with all profits donated to Girls On The Run Sierra and Breast Cancer fund. Girls On The Run Sierra is a non profit organization that helps instill self esteem and values to girls 3rd through 8th grade. I have participated at some of the 5K Girl On The Run races and it was so uplifting to see so many young girls running and having fun with the support of the whole community.
Another joyful event to attend is the annual Truckee Tahoe Community Chorus Holiday Concert. Come and listen to some of the best holiday songs. My sister & niece were in the chorus a few years ago and I was blown away by all the talents when I heard the chorus for the first time. If you had not gone to this event before, make sure you plan for it this year.

One event that I think worthwhile to add is the ongoing monthly health screening by Tahoe Forest Hospital. It is very affordable and there are a variety of lab screens available. You can go to this affordable health screening on the second Wednesday every month from 7-9 am. Why not do it this month so you can find out the status of your health & make some New Year resolutions accordingly.
In addition to this Calendar of Events for Truckee Tahoe, there are lots of ongoing activities throughout the month at Nortstar & Squaw Valley. Check on their websites for full details.
Now the only thing left is to pray for more snow :-)

Town of Truckee First Time Homebuyer Down Payment Assistance Program
Good news for First Time Homebuyer in Truckee, the Town of Truckee is launching another round of first-time homebuyer down payment assistance to help Truckee residents and employees purchase their first homes. Annual Income qualifications apply.
Eligible participants must submit their applications no later than September 8, 2011 at 5pm. Application packages can be picked up from August 9, 2011 at 10183 Truckee Airport Road which is Truckee Town Hall. You can also access applications on Town of Truckee website.

Applications for Town of Truckee first-time homebuyer down payment assistance will be randomly selected to determine eligibility on September 9, 2011
"First-Time Homebuyer" eligibility is defined as Truckee residents or employees who have not owned a home in the last three years.
This is a tremendous opportunity for Truckee residents or employees who otherwise may not be able to qualify for a regular mortgage. The down payment assistance loan varies around 2-3% and the amount can go up to $90,000 based on qualified income.
