Turning Other's Negatives into Your Positives

Everyday something happens that can cause your Clients time, convenience, or money. It's in those moments that opportunity presents itself for You to become Memorable and "Referral" worthy.

Recently, stamps increased from .41 cents to .42 cents. As usual, people are not too thrilled to stand in the postal lines for a book of .01 cent stamps. So I will. I send them out to all of my previous Clients and every one of them will contact me to send a brief thanks. Some will even remember that "So and So" was talking about buying or selling.

Gas prices Encourages some to be less mobile, so I offer to pick up Buyer Clients from home or work instead of meeting at the office. Not everyone takes me up on it, but Everyone appreciates the gesture.

It's hot as.... well I'm in Texas, enough said, so I keep a car cooler with a 16-can capacity to make the day a little more tolerable (and longer lasting.)

The Point is that People tend to remember when someone makes their Day a little easier. Since we encounter quite a few things that Others would perceive as Negatives, there are countless opportunities to have a Memorable and "Referral" worthy moment.

Steal Estate

Real Estate is the only Profession that EVERYONE is an expert in.

Imagine watching a late night infomercial on purchasing foreclosured properties for Zero Down and pennies on the dollar. Sounds good. No credit required. What? No job necessary. Wow! No license, No experience, No altering your current schedule. As most Victims say, "SIGN me up!" You order a couple of instructional videos, scan the internet for (what you believe is) current market value and now deem yourself an expert equipped with a Steal Estate License.

Now you're able to find a $500,000 home for $50,000 by requesting REO Lists from banks or driving through neighborhoods discovering abandoned property or super negotiating Sellers to concede. And you'll NEVER enlist the services from Agents because they'll just mess up the deal trying to force you to pay more than you have to in order to make more money.

Unfortunately this is the "norm." Many individuals involved in real estate do not have a firm grip on the business of real estate. It's often viewed as a quick-fix cure to turn a fast buck. It's no wonder why new investors lose their shirt on the first transaction and give up. Why foreclosures are so prominent in certain areas. Those preying in the business of Steal Estate won't last long. Don't get me wrong, the business of Steal Estate is here to stay; much like discounters and part-timers. The faces will change but the illusions of a quick buck will always be fed into and someone's born every second to carry that proverbial torch.

An Old Classic

A Realty Salesperson had just closed on their first deal, only to discover the day after closing that the piece of land he had sold was completely under water.

"My client is going to come back here pretty mad," said the Salesperson to his boss. "Should I give him his money back?"

"Money back?" roared the boss. "What kind of Salesperson are you? Get out there and sell him a houseboat."

No Thank You Discount Brokers

I've been bombarded by email with invitations to join Discount Real Estate Brokerages. So I began calling them. I quickly found out what I suspected all along....that it wasn't for me. Their key recruiting tool is no prospecting for the agent. Their virtual office targets buyers and sellers by offering up to 2% cash rebates for using one of their agents. The buyers would search for their homes via Internet, visit the neighborhoods, and schedule an appointment to view only the properties they're interested in.  This sounds strangely familiar.  Oh yeah, my clients have always done this. 

The roles of the discount Agents are NOT the same of a Realtor.  The commission is adjusted accordingly, somewhere around a third less than the usual.  Apparently it's working for hundreds or thousands of agents if there's any validity to what the Recruiters say.

My question is WHY would anyone sell themselves so cheaply. Yes, the market is tougher in most areas than usual. Yes, prospects are harder to come by. Yes, new marketing strategies are needed constantly. However, to value agent services at a third of what Standard Services are worth is a bit much. 

The general public (according to a recent poll) thinks services are rendered once an agent finds a property for them to purchase. And well, if the agent didn't find the property, then they don't deserve compensation. Discount Brokers feed into this and have the buyer find the property.  In turn, receives the compensation. Imagine going to the doctor's office and saying, "Well Doc, I've taken my temperature, stopped by Wal-Mart and checked my blood pressure, and have already written down all the symptoms for you. I should be entitled to a portion of your compensation. He'd have a speedy referral to a different kind of Doc.

Okay, if it sounds judgmental, that's not my intentions. I would like to preserve the integrity of our great profession.  If we think so little of our value, why wouldn't the general public.
