#1 - Financial Solvency of the Custom Home Builder - Many custom home building firms even in the best of times are literally living from job draw to job draw. They rob Peter Client to pay Paul Clien's bills. Then rob Paul Client to pay Peter Clients' bills. Then they build spec homes (homes withou a current client)that are not well thought out, or overpriced and the spec home sits, not selling, then the builder robs Peter Client and Paul Client to pay the "spec house the builder is sitting with's bills". Eventually it catches up to the builder and the client ends up with a failed builder halfway through building their dream home and worse, liens filed against their home and lot thave to be satisfied. Plus any downtick in the economy means these "pick-up truck" builders are the first to go out of business leaving a mess behind!

I was researching MLS to see what listings were available and in what price range. I am glad to see that alot of the inventory is beginning to get sold.
Anyhow, on MLS many homes that were built by David Simonini, D Simonini or just Simonini were stated in the listing. I even saw one that was listed as "an employee of Simonini Builders". I also noticed that none of the other listings listed who the builder was. And, in the price range that I was researching, there are many fine builders that originally constructed these homes.
Since David Simonini is such a well known name in the North Carolina and South Carolina market, I think that it adds value to have your home built by him and his expertise. Why else would Brokers and clients find it important to list it as a Simonini home?
Simonini homes have the great reputation to be well constructed, very appealing, "architecturally correct" and just plain beautiful. I am thrilled to see that a name can add such value to a home.
