HAKC, The Housing Authority of Kansas City

Once again The Housing Authority of Kansas City is proving it is a colossal, glittering jewel of incompetence!

This is not the first time I've posted a blog about HAKC's incompetence. http://activerain.com/blogsview/227481/HAKC-Section-8-Housing

In that blog I described what section-8 is and how the system works, I also outlined how simple it is to work with any other housing authority in the Kansas City Metro area; except HAKC.

So here is the latest:

A tenant calls HAKC for a "complaint inspection", this is pretty common, they call them instead of asking us to make a repair. We never get the opportunity to make the repairs before the inspector arrives.

The inspector arrives on 8/21/2008; they only tell you the inspector will be there in a four hour time block, so you have to go there and wait for them. The inspector points out that the grading to the house is causing water to enter the basement. Pretty simple fix, we call a contractor to make the repairs after getting approval from the owner. Since the tenant had not informed us of the problem and HAKC hadn't told us what the inspection was for, we had not made any repairs.

Since contractors work on their own schedule, the contractor had it scheduled to be completed on 9/10/08.

We sent numerous emails, made dozens of phone calls to the Housing authority, we even called the Ombudsman (complaint) line at 816-968-4160. We left a message there too. Nothing, not one phone call, not one response.

The rain came steady for nearly a week, obviously our contractor cannot do this kind of work in the rain. In the mean time we had the gutters replaced to help with the problem.

Before the contractor could get the work done, HAKC schedules a second inspection and failed the house on 9/08/2008. Despite our repeated calls, our many emails, they tell the tenant that her tenancy has been terminated and she must move!

Jerome Robinson refuses to respond to phone calls, when we have tried to call others there we get only voice mail and never get a return call.

This is but one of the many reasons we encourage real estate investors in Kansas City to not count on Section-8 when figuring the rental potential of an investment property.

Missouri deer hunting, Bow Season

Bow season is always tough, the rut has not yet kicked in and the deer aren't as rambunctious and careless as they are in early rifle season.

This morning was the opening day of deer season and turkey season if you're brave enough to try to tackle a turkey with a bow.

This morning, I was set up waiting where I know the deer cross every morning, I had my bow ready and I was sighted in, this doe was going to walk right in front of my "spot".

Behind a tree I couldn't shoot around, she paused, Woof, Woof, Woof came the sound a of a dog, the doe I had been laying in wait for turned and bolted. My neighbors dog had seen her at the moment of glory, I was set to place an arrow dead center in the vitals, when my neighbors dog went ape.... "you know what"; and scared the heck out of the three dear that were within 15 feet of me.

If I didn't love dogs so much I would have shot that damn dog!

So, better luck tomorrow, I will set up in an area where hopefully the neighbors dog won't get the jump on me.

This year Missouri has imposed a 4 point rule, any deer that has less than four points one one side, under one inch, cannot be taken. MO is trying to encourage the taking of does and older bucks, to allow the younger bucks to reach maturity.

I'm not a trophy hunter I hunt for meat, so the restriction really has no affect on me. I usually look for does and young deer as the meat is more tender and packing them out of the woods is not nearly as difficult.

Mostly I enjoy the time spent in the woods, the woods of Missouri are full of wildlife. This morning I saw two Raccoons, two rabbits and a plethora of squirrels, and an opossum. The squirrels were having a hay-day as I sat under a hickory tree they rained hickory nut shells down on me. packing nuts away for the winter they were busy husking and packing hickory nuts into their winter stash.

Squirrels are fun to watch, they play with each other and chase each other round-and-round; all the time working to gather and store their winter food source.

Hunting for me is more about the outdoor experience than the gathering of game, while my family loves venison, I love to watch the animals that abound in the Missouri forests. I could have a most rewarding day just sitting in my tree and watching the animals play.

But alas, filling the freezer with venison is quite rewarding in itself.

We have a family tradition of grilling out every Sunday night, Sunday has become our family night, we grill out on the deck, and sit by the fire. We often invite friends over or have our grandchildren join us. They have become quite fond of the wild fare we usually grill, Lamb, Venison, Duck, and Doves make up our Sunday night meals. My Granddaughter, Holly will run from her house to mine if she hears we have duck or lamb on the grill.

What a pleasure it is to share the bounty that God has given us with our next generation and our friends.

Isaiah, I have never met this little guy, but one of my employees asked me to help this little guy, with a face like that how could I refuse.

Good Friends, Old Friends and Pretenders

A guide for youth on true friendship

Growing up I had few friends, but those that I counted among my friends were true.

Several of them are still close personal friends today, with a few exceptions. One of my childhood friends has recently gone through an ugly divorce. I tried to be there as much as I could, I invited him over, providing pony rides for his kids, and we had several BBQ's on the deck. More imprortantly I was there!

I was there because for 35 years he was my friend, and because he is a good and decent person.

Friends of youth can be fickle, children often mistake youthfull relationships for friendship. I'm a bit nostelgic I would like to keep all of the people I have considered friends close to my circle.

A few of my friends of youth are still quite close, we may live miles apart but we share so much history that we will always be close. Time spent builds relationships.

Others, like one I have recently reached out to, look at relationships as stepping stones to power, greed and wealth. One high school friend recently refused my invitation on a social network; because; Quote: "I don't see how it can benefit me"!

So chillin's listen up, true friends are there when you need them, they're when you are down, they're when you are up. True friends will be friends for life, not just for today. not just when they need a shoulder but when you need a shouder too.

You will recognize them by their heart, and no matter how much you reach out to old friends, only true, good friends will respond in kind!

Go with your gut, understand that not all "friends" are true friends.

Oddly; my mother warned me that this guy was "no friend" but I held out hope that he was.

Sad; I had always hoped Jon was as true a friend as the rest.
