If you are living in your home while selling it, you may want to touch up your furniture. If you have pets, or kids, there are probably scratches and nicks that may need some TLC. Some furniture will polish out nicely while others should be taken to a storage unit or donated to a charity.
However, don't toss it out just yet! If you have some beautiful pieces with a scratchs try to salvage it first. You can try a furniture touch-up pen, or Howard's Restor-a-Finish. I've heard coffee grounds fill in the color nicely...whatever works!
When selling, you want everything to looks fresh and new, even your furniture. Don't think for a minute buyers are not looking at your furniture. Even though they should be focusing on your home, many will get caught up in how the house is furnished..."the total package."

"Things That Go Squeak"
We all have them that one door, or drawer that always squeaks when being opened or shut. As a home seller you will want to survey your entire house to make sure all squeaks are taken care of. Anything with a moving part has the potential to squeak. Use WD-40 , a Silicone Spray or Vaseline on hinges. These products will most likely get rid of any squeak you have!
If you have older wooden drawers that don't glide well you can try paraffin wax, beeswax, or even a bar of soap on the guide. If it's due to swelling from humidity, you can adjust drawers and spray with a polyurethane spray or paint to seal the wood.
Squeaky wood floors just go with the character of the house as do the stairs, it's not worth ripping them up to try to fix. You've probably gotten used to them. If your floors squeak with every other step, you may want to consult a flooring professional to see if there is a bigger issue.

"Vacuum" I thought about calling this series Staging "Duh" tips, because they seem so obvious. Unfortunately, I see these everyday. Go over your carpets, rugs and flooring and if possible, your sofa with a vacuum, most have attachments for tile and stairs. This will pick up any debris and pet hair and give your carpet a fluffy look, making it appear fresher and pick up allergens. Sprinkle some baking soda if you have some odors emitting from the carpet or use Carpet Fresh before vacuuming to help it smell better.
