I couldn't agree more with the second respondents statement attitude about "who is this NewsPress and why are they spending our money" What a diatribe I'd written last week in response to this article in favor of the Utility Expansion Program...Here's the pro project article from last week and the responses.

I'm really glad I didnt post it, seems like the council read my mind thru telepathy!!
Now this week we get this! It's like a game of ping pong....ping.....pong....ping.....pong
http://www.news-press.com/apps/pbcs.dll/article?AID=2009902100385 this article talks about how it's NOT a good idea to move utility expansion forward for now (a sentiment I share personally)
and of course someone's got to say it's going to be a drag not to do it...

Regardless the area represents one of the best locations for fun in the sun. The access to water is superb and the weather couldn't be better! I still feel it's one of the best places to buy right now, values are down, short sales are getting worked out faster, bank owned foreclosures represent incredible values.
Both the area and the people who live here are very nice. With so much to offer it's no wonder the poplulation continues to grow!
The city is on top of planning for it's future...see this article!

This is and will continue to be The Place to Be!!

These are truly "why rent when you can own for the same or a lower payment" days.
Surely still as the foreclosures shake out, those borrowers bearing a foreclosure on their record will not be able to own again for quite sometime. They'll be looking for a house for rent.
The low prices of the marketplace contribute to lower tax and insurance costs, making homes in Cape Coral even more affordable than ever, and with more types of new homes to choose from.
This opens the door for two groups of people.
People who want to become homeowners, and those who want to become landlords.
Lots of folks in other parts of the country where the average house is $300,000 are coming here to start new lives. Here you can buy a house for what a 1bed room apartment rents for where I'm from in NJ.
Property management companies getting 10% of the rent are flourishing in business from out of state absentee owners. The rental market here has gotten very competitive, with the average 3/2 with no pool and under 2000 square feet renting for an average of $914 a month, and lasting an average of only 40 days on the market.
They say you cant time the bottom of any market or price swing. As long as you buy IN the bottom, you'll make out very well.
The time to buy in Cape Coral, FL is NOW.
Keep in mind the inspection period. You have complete control of weather to buy or not, after the seller agrees to your terms! Get your offers IN on these short sales and wait out the banks. Like wise with a listing that is already bank owned, do NOT hesitate.
If the property looks like something you might like and it's priced right (most bank listings are priced right at to right below market value) then WRITE your offer. Only once the seller (or lender as in a short) delivers written acceptance to you that your offer has been accepted is your contract effective. Once that happens your time period for inspection starts ticking.
It's up to the buyers sole discretion on visual inspection if they want to go ahead with the purchase or deliver written notice of cancellation to the seller.
Look at these three houses, any one of them would make a fine home, vacation house, or rental property!

I have great financing people here. My colleagues and I find some great deals. Contact me anytime to discuss your goals.

Every day I see short sale listings sitting on the market while the buyers pass them by, they don't want to waste their time.....the foreclosure proceedings move forward, the lawyer bill gets fatter....
This market has taken the real estate community by surprise...I feel lucky to have been prepared with years of experience doing foreclosure bailouts and arranging lease back / buy backs, and fortunate to have teamed up with Team Dynamic and Gulf Gateway Realty!
Again, I encourage any homeowners in a foreclosure to reach out to us for help before the bad situation gets worse, which it will...likewise to other Realtors who lack the expertise to handle a short sale effectively, I'll gladly pay the referral fee upon successful completion of a sales contract.
