What is Title Insurance & Why do you need it?

I just recently had a client ask me what was title insurance. This is the type of question I'd expect coming from a first time home buyer, I thought I'd share the answer with other inquiring consumers.

What Is Title Insurance?

Title Insurance is protection against loss arising from problems or events connected to the title to your property that occurred before the policy was issued to you. You don't have to make any monthly payments or anything. The title insurance premium is paid only once at closing.

For Example: You and your family purchase a new home not knowing that the previous couple who owned the home together had divorced and one of the ex-spouses didn't sign of on the sale of the home. The particular spouse who didn't sign off could still have rights to the property.

That is why you need title insurance...

Buying a home is a very important investment, and you wnat to make sure that your investment is protected. Most homes were built years ago, and having title insurance is a good idea "just in case."

ATLANTA GAS SHORTAGE...THE WORST IS BEHIND US!

The past week or so has been very interesting. Hunting for gas or sitting in a long line waiting for the chance to get gas were the main activities of us Atlanta drivers. Witnessing fist fights over gas pumps or waiting 45 minutes in line at the gas station only to find out when it's finally your turn that the station is out of gas has been somewhat heartbreaking for me. Gas prices are not an issue when there is no gas!

Sure, it was easy for some people to adjust to the situation by simply taking public transportation, which is good, but I can't imagine showing my buyer clients a couple of home via marta. It just wouldn't be professional to me.

Happy to say that the worst seems to be behind us, I was elated when I awoke yesterday morning and was able to go to my favorite gas station and get gas without the long lines and hassle. I don't think that we're completely back to normal yet, but it seems to easing day by day. :)
