Without the internet, I would not have access to so many new buyers and sellers.
My website advertises 24 hours a day, 7 days a week, iin Springfield, Ozark, Nixa, Rogersville, Willard, Republic, Strafford, Battlefield, Billings, and so many more smaller communities related to Springfield Mo Real Estate and Homes for sale.
Without having active listings on these homes, they can't be advertised.
I gearing up to list over 20 homes by the first week of December.
All bank foreclosures........all 3+ bedrooms, some never lived in, some not quite finished, some have walkout basements, some have 3 car garages.
Oh, and there's more......new short sales too. And regular sales.
Deer season is upon us once again. It's been a Missouri heritage for years.
It started yesterday, November 14 and runs through Novmeber 24. Check out the hunting season.
I'm not a hunter, but deer season affects my business one way or another. Several agents in my office leave to go hunting every year. Contractors, builders, white collar workers, fathers and sons, even women (don't want to forget this is not a male sport).........go deer hunting.
Deer live throughout our state in the many beautiful forests we have. Streams such as the one above are favorite watering sites. This particular stream is on the east side of Ozark and flows into the Finley River.
The son of one of my favorite clients shot a 10 point buck yesterday......the first time for him to go hunting. Not only does hunting season help to thin the growing number of deer in our state, it also helps to feed many families.
In Christian and Greene counties, hunters can donate their deer for $30.00 to charitable organizations to help feed the homeless. The state will also donate to the cause.
Ozark Mo Market Reports for October - Ozark Mo Real Estate
If you have been to Branson, Missouri, you might have traveled down Highway 65 from Springfield, right through Ozark. It's an easy commute to Springfield, with all the new roads that have been constructed over the past 20 years. 
I've lived in Ozark for almost 30 years now and have seen this beautiful town slowly change.
New schools, new businesses, the beautiful Finley River, all draw new home owners.
The economy has slowed here, just like other places across the country, affecting our market as well.

DO YOU NEED TO CLEAN UP YOUR ACT?
Have you ever arrived at a closing and realized something was missing? The earnest money? Addendums that require your signature in order for you to get paid? Well, with new construction, it's a little different. You really need the seller to provide the new buyer with a list of every subcontractor, all warranties on appliances, a plat of the property (if the lot is not in a recorded subdivision), recorded covenants and association articles, recorded well agreements and any other items associated with the conveyance of the property.
Real Estate in Springfield Missouri is no different here than any other area and is not kind when we fail to record or provide certain information to the buyer. In order to avoid problems down the road, especially when the buyer decides to sell, take a little time out to :
1) Follow up with the title company to make sure all well agreements, well agreements and association articles were recorded and mailed to all parties.
2) Check with the new buyers to see if they received copies from the title company. Sometimes, the seller promises to record them himself, and never does.
3) Have a check list to follow to avoid a problem in the future.
4) Extra garage door openers and the codes so they can be reprogrammed.
5) Home Warranty Manual spelling out what things are covered for a year or two years, and what things should be considered maintenance.
6) A list of utility companies.
And of course there's the dreaded walk through list. The customer needs to spend some time really gong over their home with the new home builder. Really ask questions. The REALTOR could be of some help here, if they remember that their job is to help and not to pick on the house one day before closing.

Park Estates is a newer subdivision in Willard, Missouri, located a short distance north of Springfield.
Thanks to all involved, the sellers no longer own a home they could not afford, the buyer's purchased a larger home than they thought possible and the neighborhood has a permanent owner.
Only one mortgage - Bank of America.
Length of Short Sale - 3 1/2 months.
