Over the past year, the Ozark real estate market dropped for the month of January. The average sale price decreased in 2012 to $150,358 compared to $175,128 in 2011. More homes sold in 2011.

Over the past few years, the Springfield Missouri real estate market has been saturated with foreclosures. In the middle of this foreclosure crisis, there's good news.

The number of foreclosures have dropped significantly since 2009.
Many of the foreclosures in 2009 was attributed to local real estate scams, forcing many homeowners to lose their Greene county real estate.

Wondering how many foreclosures there are in the Springfield MLS system compared to non-distressed homes?
By the end of 2011, there was a total of 3874 homes on the market, with 312 that had sold. Out of the 312 that sold, 99 were foreclosures. That makes up about a third of the market.
Predictions are this year foreclosures will increase across the country and become half the sold properties in 2012.
Not good news for distressed home owners. But many can be saved if the seller's will contact a real estate agent and market their homes as a Short Sale, saving the homeowner from foreclosure and helping the economy recover faster.

How does this help the local economy? If a homeowner successfully completes a Short Sale, within 2 years they will be able to re-enter the real estate market and purchase another home, instead of renting. A foreclosure will keep them from buying for 7 to 10 years.

RE/MAX CEO, Dave Liniger, predicts that foreclosures and short sales will make up half of all the sold properties for 2012. Below is a report of bank foreclosures from 2010 to the end of 2011 for the Springfield Missouri Market.
Foreclosures went down during the middle of 2011, but gradually increased to the end of the year. So far this month, over 30 thirty successor trustee deeds have been filed......and we aren't even halfway through the month.
