The 2012 Leap Year Missouri Tornado | The Family Is Safe


I normally don't talk about my family too much, but today is an exception. As most of you know, Missouri was one of the states that was hit by tornados last night. Branson's business strip is seeing a lot of damage.

My daughter woke me during the night and let me know her finance farm was one of the farms that was destroyed by a tornado and she was heading to there to make sure he came out safe. His farm is East of Branson.

The farm is a 300 acre Century farm that has been in his family for years. His grew up on the farm and raised his children there as well. Needless to say, three of the barns were destroyed, along with all the farm equipment. The home is a shell, with one side completely gone. He is one very lucky farmer to come out with just a few scratches.

All down the drive to the home, 150+ year old trees have been destroyed. Much of the fencing is completely gone. The cattle seem to be ok.

Neighbors and friends from all over kept coming to the farm to help all day. This family is well respected in the community and everyone is wanting to help.

My "to be" son-in-law is a very strong man and I'm sure will get through all this, with time. We are very fortunate to say he is a survivor.

Here's the latest on the Ozark Missouri Real Estate for January 2012. The market is showing changes with 35 homes currently under contract.

Over the past year, the Ozark real estate market dropped for the month of January. The average sale price decreased in 2012 to $150,358 compared to $175,128 in 2011. More homes sold in 2011.

Here is a comparison for 2011 and 2012:

  • Number of new listings for 2012: 39Springfield Mo housing prices still declining

  • Number of residential Expired listings: 14

  • Number of Withdrawn listings: 20

  • Number of residential under contract listings: 35

  • Number of Active listings: 205

  • Number of Sold listings: 23

Let's take a look at 2011:

  • Number of new listings for 2011: 19

  • Number of residential expired listings: 20

  • Number of Withdrawn listings: 17

  • Number of Sold listings: 30

Wondering how many foreclosures there are in the Springfield MLS system compared to non-distressed homes?

By the end of 2011, there was a total of 3874 homes on the market, with 312 that had sold. Out of the 312 that sold, 99 were foreclosures. That makes up about a third of the market.

Predictions are this year foreclosures will increase across the country and become half the sold properties in 2012.

Not good news for distressed home owners. But many can be saved if the seller's will contact a real estate agent and market their homes as a Short Sale, saving the homeowner from foreclosure and helping the economy recover faster.

Are Springfield Missouri Foreclosures Increasing | Springfield Missouri Market Report

RE/MAX CEO, Dave Liniger, predicts that foreclosures and short sales will make up half of all the sold properties for 2012. Below is a report of bank foreclosures from 2010 to the end of 2011 for the Springfield Missouri Market.

Foreclosures went down during the middle of 2011, but gradually increased to the end of the year. So far this month, over 30 thirty successor trustee deeds have been filed......and we aren't even halfway through the month.
