Another Short Sale Sold - Park Estate - Willard Mo Real Estate
As the year winds down, banks are also taking a final look at their inventory and making decisions to accept short sales or take them into foreclosure.
Park Estates was a subdivision of short sales and foreclosures this past year. Today, over half of the homes are now sold, with new life coming back to them. Homeowners are taking more pride in the area and the entire subdivision is beginning to change.
After six months, and many offers later, we closed this wonderful home in Willard. The home was hardly lived in. Due to vandalism, the front door was nailed shut and has to be rebuilt, several interior doors were broken, and with no utilities, the home started showing signs of wear.
The new homeowners purchased the home "AS IS", completed a home inspection and decided the work to bring the home back was minimal compared to the great buy they were getting....over 2300 Square Feet, 4 bedrooms, 2 1/2 baths, 2 years old and 3 car garage........CONGRATULATIONS!!!!!!!
Springfield Mo Real Estate Market Report for July 2009
Although the market has slowed in the Springfield Market, homes are continuing to sell. Note that the number of closed sales increased from 2008. The number of new listings have decreased, number of days still remain the same, with the average sold price still down. SW Springfield had the most sales....127 for the month of July, 2009.
First time home buyers are taking advantage of the $8000 government rebate, with average sold price of $135,670.
