Sierra Bella - New Homes For Sale in Riverside California

Sierra Bella is a beautiful new home development in the southwestern part of Riverside CA with prices starting in the $400,000's. There will be a total of 88 homes when this development is completed, 23 of those have been sold so far. The builder, Lennar, has been in the business since 1954.

A terrific feature is that there are no mello roos or special assessments - which is very unusual for new developments in Riverside/Corona. The tax rate is 1.06% and the HOA fees are $188 per month.

Sierra Bella has two model homes located near La Sierra and McAllister Parkway. Here is their address and hours that the sales office and models are open:

There are four floor plans ranging in size from 2965 sq feet up to the largest which is 3610 sq feet. These new homes have lot sizes of about 1/2 acre and more. Many of the lots have gorgeous views. Lennar provides block wall fencing along with RV access. (It is so rare to find a new development that allows RV's). Granite slab counter tops and stainless steel appliances are standard with these homes.

Sierra Bella is located with the Riverside Unified School District. The schools are Lake Mathews Elementary, Chemawa Middle School and Arlington High School.

I spoke with their New Home Consultant, Rosalie Du Fresne, and asked her about her favorite thing about these homes. She answered that it is Lennar's commitment to customer service which is evidenced by their customer satisfaction surveys done by JD Power. Scoring in these surveys is from 1 to 10 (10 being the highest score). She said, "A score less than 10 is considered a failing grade by Lennar."

Housing Market in Riverside California - March 2009

Here is the latest look at Riverside California residential real estate. These tables show real estate sales for single family homes in Riverside in March 2009. You can see from these tables that houses are selling in Riverside and people who qualify are able to get loans.

The number of active listings and pending listings is as April 6, 2009. The average list price of sold homes means the average price of the homes at the time they went into escrow (but not necessarily what they actually sold for). You can compare that to the the average sold price.

In all eight of the Riverside zip codes shown here, the number of listings has gone down from the first of the year until March, which I think is one signal that we are coming to the bottom of the market. Another thing that might signal the bottom of the market is that in four of the eight zip codes, the sold prices in March were higher than the sold prices the first of the year. If you have been thinking about buying a home, the timing might not be better than now for a long time - with the still very low housing prices and historically low interest rates. Don't wait to buy a home until these factors are no longer in your favor.

Housing market in Victoria Grove - Riverside CA

Victoria GroveThis is for those who are interested in what is happening currently with the housing market in Victoria Grove in Riverside CA. This information is as of October 31, 2009.

Active Listings

There are only 11 houses currently for sale on the multiple listing service right now in Victoria Grove. Of the houses currently for sale, seven are short sales, one is bank-owned (foreclosure) and three are standard sales.

Houses in Escrow

There are currently 19 houses in escrow in Victoria Grove today. Of those, four are bank-owned, ten are short sales, and there are six standard sales.

Closed Homes

The number of homes that have sold (and closed) in the 60 days is 16. Of those, eight were bank-owned, three short sales and four standard sales.

There are lots of buyers right now vying for the best houses at the best prices. Houses that are priced right are definitely selling. We are seeing increasing numbers of short sales successfully completed - but still the statistics aren't good for successful completion of short sales. If you are going to loose your home to foreclosure, a short sale may be a better option for you. Be sure to consult with your tax advisor or attorney before you decide to do a short sale as there may be tax consequences. If you are interested in buying a short sale, you're going to need patience - they generally take quite a while and there are often multiple offers.

Victoria Grove - A Terrific Neighborhood in Riverside

Victoria GroveVictoria Grove is a wonderful neighborhood in the southwestern part of Riverside. It is located south on La Sierra Avenue just below Lake Matthews - off El Sobrante and Blackburn. My husband and I have many friends who live here. We have sold a lot of homes here have also helped some wonderful people purchase homes in Victoria Grove. It has many wonderful amenities for the residents (which I describe briefly later) and even better are the amazing people who live in this neighborhood.

There were several different builders in Victoria Grove. The first section of this community was built in 2001 and the most recent section was completed in 2008. Homes range in size from about 2000 sq ft up to over 4400 sq ft.

Community Ammenities

One of the best parts of Victoria Grove is the community pool and spa. There are several parks and playground areas dotted throughout Victoria Grove. The community is gated and 24-hour security always driving around the neighborhood. There is also a soft ball field, sports court, picnic area and more. The HOA fee here is about $135 per month.

Victoria Grove also has a wonderful elementary School, Lake Mathews. This school is one of the best elementary schools in Riverside. Victoria Grove is located in the Riverside Unified School District. The other public schools are Frank Miller Middle School and Arlington High School.

Lake Hills Reserve - Housing Market - Riverside CA

Lake Hills Reserve signI thought I'd share information on the current real estate market in the desirable neighborhood in the hills above Riverside called Lake Hills Reserve.

These statistics are as of 3/27/2009.

Active listings There are 20 homes for sale on the multiple listing service. Of those 20 homes, nine homes are brand new homes, two are regular sales, two are bank-owned homes, and six are short sales. These homes range in price from $335,000 for a 3045 sq ft home to $673,752 for a 5411 sq ft home.

Listings in escrow There are 15 homes in escrow. Of those 15 homes, six are new homes, seven are bank-owned homes, one short sale and one regular sale. These range in price from the lowest price which is listed at $340,000 for a 3045 sq ft home to the most expensive is $574,404 for a 4710 sq ft home.

Solds Twelve homes have sold in the last 90 days. Only one was a regular sale, three were new homes, seven were bank-owned and there was one short sale. The sale prices ranged from $275,000 for a 4094 sq ft home (that is an incredible price for a home that size!) up to $6298,020 for a 5400 sq ft home.

It appears that the number of foreclosures on the market is going down. I can only guess at the reasons why there are fewer bank-owned homes on the market right now. It could be that the banks are holding onto their foreclosed homes for some reason or it may have something to do with the foreclosure moratorium. Even with fewer foreclosures for sale, there are still some great houses at really low prices, making it a good time to buy if you can afford it and interest rates are extremely low right now.
