After the 35 lots that are left in Trailside are sold, the homes can be built on other locations in Mesquite.

Not everyone likes to golf in Mesquite or try to get lucky at one of our 4 casinos. One way to enjoy our area is to just take a walk! We have miles of trails around Mesquite - if you have the energy, you can walk from one end of town to the other!
In the summer it gets pretty hot here and you might not want to be out - but is so nice once that sizzling sun goes down. That would be a great time to go down to the Virgin River Trail at the south end of Mesquite.
The trail is completely paved with streetlights that come on at dusk so that you can walk it 24 hours a day. It is wheelchair accessible so that anyone can enjoy it. Sometimes you will see a mom pushing a toddler in a stroller - sometimes a healthy looking senior citizen at a brisk walk. You might see whole families walking the trail on the way to one of our many parks for a picnic.
One of the nicest times to walk the trail is early morning - even in the summer heat. As the sun comes up the southern mountains turn shades of blue and pink with the morning sun light.
Dogs are allowed on a leash on all of our trails - just remember to pick up after them!
The Virgin River Trail is only a couple of miles from the center of Mesquite - bring your lunch to the park - you will still have time for a pleasant outdoor break from work with a walk along the Virgin River.

The Springs Master Planned Community of townhomes is in a great location not far from the Oasis and Casa Blanca Casino Resort Hotels. Shopping, restaurants and several of our famous golf courses are close by.
This recently built subdivision has some gorgeous views the of the majestic southern mountains.
From winter through spring, the occasional snow tops these mountains for weeks at a time.
When the sun sets in the west these mountains reflect the changing colors of the sunset with hues from red to blue.

FHA loan limits in Mesquite Nv are up to $400,000 for a single family home. An FHA loan may be a good choice for a first time or repeat buyer with less than perfect credit or not too much money for a down payment and closing costs. While a 100% loan is not available, is it possible to buy a home with using an FHA loan with no cash out of pocket by taking advantage of Down Payment Assistance programs such as the Nehemiah buyer assistance program. Military Relocation and Retirement Mesquite, Nv is approximately 80 miles from Nellis Air Force Base. Yet a drive to work on the base takes about the same time from Mesquite as it would from many of the areas in busy Las Vegas. I-15 is a straight shot from Mesquite to northeast Vegas. As a retirement option for military personnel, Mesquite is a welcome relief from the hustle and bustle of the Las Vegas area yet close enough to military facilities to take advantage of the benefits.
