LakeLand Village~29 Homes for Sale~ What's been happening in the Fall LakeLand Village Real Estate Market?
Homes for Sale in LakeLand Village in the first couple of weeks of October seemed to have taken off and then..... it slowed backed down....
As the seasons change did and will the real estate market change? Well it seems as though there was a slight stall in offers being written for the month of September, it picked back up the first couple of weeks of October and then the last two weeks it all but stalled...... (Hmmm where'd everyone go??)
There are currently 29 homes for sale in LakeLand Village
There is one (1) contingent homes for sale (the buyer has to sell their current home first in order to complete the purchase of the new home);the two contingent sales from last month fell through as the buyers could not sell their homes before their contingency expired.
There are five pending homes for sale in LakeLand Village (up from 2 in September);
Four of the pending offers were written and accepted during the month of October.
Sold properties in LakeLand Village for the month of October was ZERO (0)!!! September only saw two and neither month has been extremely impressive for sold properties. November should shape up to be a strong month with many pending sales finalizing.
There's still plenty of great homes for sale in LakeLand Village as well as the surrounding areas to choose from! There's something out there for just about everyone.
For those of you who do not know about LakeLand Village, it is a small residential golf course and lake community nestled above the small town of Allyn, WA (check this LakeLand Link out). Allyn, WA as well as LakeLand Village offers many amenities as does the surrounding area of Southern Puget Sound and Hood Canal.

Other Homeowners are now also eligible for the Tax Credit to purchase a new home!
That's right - with the signing of the Extension of the Tax Credit and it's expansion, a current home owner, which by definition is someone who has used their home sold or being sold as a principal residence consecutively for 5 of the previous 8 years, is eligible.
You will need to find a home that you would like to purchase and be in a written binding contract for that home on or by April 30, 2010 and the purchase must close by July 1, 2010 in order to be eligible.
Now how cool is that?
How much is the tax credit? $6500.00 unless you are married filing separately which it would be $3250 each. Remember, this is if you are not a First Time Home Buyer but qualify as a a current home owner.
If you are a First Time Home Buyer, definition being you have not had an interest in a principal residence for 3 years prior to your purchase, the tax credit remains $8000 ($4000 each if married filing separately).

Yes it is true and official.... Obama signs extended Tax Credit Into Law. And it's not just for First Time Home Buyers anymore.
What's it about? Here's a quick run-down:
The First Time Home Buyers Tax Creditpretty much remains the same - $8000 credit ($4000 if married filing separately) with a new deadline of April 30, 2010 to have a written binding contract in place to purchase a home that will close no later than July 1, 2010.
The Expanded part is that now a current homeownercan sell or who has sold a home that has been used as their principal residence consecutively for 5 of the previous 8 years can receive a $6500 credit ($3250 if married filing separate) for purchasing a new principal residence so long as they are in a written binding contract to purchase by April 30,2010. They too will have until July 1, 2010 to close on the new home.
What do you have to do to claim the credit? You need to attach documentation of the purchase to your tax return. Now how simple is that?
