The Hood Canal in Belfair is a spectacular place for living or recreation as well as Allyn, Belfair, Grapeview along the Puget Sound.



There are many recreational opportunities close by from golfing, hiking, boating, sailing, walking the beach to knitting! You name it it is probably here or close by!


Another great place to get area information is from Localism.com - a "Neighborpedia" they call it! It has a lot of information available with many links to the communities all provided through blogs from locals in the real estate industry or affiliated with the real estate industry. It is a GREAT source of information. It will also help you get to know some of the agents and affiliates when it comes time to find an agent that is right for you.

Hood Canal & Puget Sound Waterfront Homes~Belfair WA:There is something out there for everyone!

SUnset on the Hood CanalTo follow up with my recent blog on the possibility of a purchasing a summertime Hood Canal, Puget Sound or lake waterfront home, I decided it would be good for you to see what is currently going on in the waterfront market. This particular blog is strictly saltwater waterfront homes for sale on the Hood Canal in Belfair and Union and the Puget Sound in Allyn and Grapeview and does not include For Sale By Owner properties.

This year waterfront homes on the Hood Canal in Belfair and Puget Sound in Allyn and Grapeview has seen a considerable amount of inventory on the market with very few sales. The waterfront home price ranges are all over the board and there are a LOT of great waterfront homes on Hood Canal as well as the Puget Sound and great prices. The sales have been slow to come but there have been sales.

Waterfront Homes for Sale and Sold on Hood Canal ~Belfair

There are currently a total of 21 waterfront homes for sale on South Shore of Hood canal; 19 on North Shore of Hood canal and 17 waterfront homes on Case Inlet Puget Sound. The prices range from $320,000 on up to $2,200,000. As you can see there are many choices and many price ranges. There is something for everyone out there!

There are 2 pending sales - one is a waterfront home on the North Shore of Hood Canal ~Belfair; the other is a waterfront home on South Shore Hood Canal~Belfair.

Since January of 2008, there have been a total of 17 sold properties for waterfront homes on South and North Shore of Hood Canal and the Puget Sound (Case Inlet) Allyn, Grapeview, Belfair and Victor. Sold prices have ranged from $360,500 to $1,052,690.

I know it's only November and already I am talking about summertime fun with a waterfront home on Hood canal or the Puget Sound? We still have the holidays to get through BUT now is the time to start your research if you are contemplating on spending your dollars on a secondary recreational waterfront home on the Hood Canal, Puget Sound or any local waterway for that matter!

The market for Hood Canal and Puget Sound Waterfront Homes in the area is boasting some very good prices and note-worthy homes for sale. Lakefront homes (Mason Lake, Spencer Lake, TimberLakes to name a few) are available as well also in many price ranges and locations.

First you need to determine if your preference is salt waterfront or fresh waterfront.

Second determine WHERE you would like that home? The Hood Canal waterfront in Belfair WA offers many options, locations, choices and prices for every price range as well as the Puget Sound Waterfront in Grapeview, Allyn, Shelton and other areas. There are some fantastic places with fantastic prices currently on the market.

This brings me to the point of research on your part as a buyer. Do you know where you want to be? How far from your primary residence? How large a home? How rural? What other area amenities? What type of water frontage (salt water on the Hood Canal or maybe lake Waterfront)?

It is amazing how pets can touch someone's lives.

When is the right time to sell?

Mr. Seller have you been asking yourself "when is the right time to sell?" Every sellers goals and motives are unique individually and what may be good for one seller is not good for another. It is important to evaluate your goals, the market, interview agents and focus on YOUR needs as a seller specifically to determine if it is the right time for you!

The next question you probably ask is "Is it the right time of year for me to sell?" Again this is an individual specific question (this is where it is important to find a knowledgeable local agent) depending on your goals. But don't let the thought of Fall and winter deter you. It is not a bad time to put your home on the market if you are realistic in your pricing. There are generally fewer homes on the market; therefore buyers have fewer choices.Your home tends to be shown more because there are fewer choices which increases your chances of being seen and sold. Again a local knowledgeable real estate agent is vital.

Fall and winter also seem to bring out serious buyers whereas the other seasons mix a lot of "lookie loo's" if you will, or 2nd home buyers who do not NEED to buy. Your home tends to be shown in the worst weather as well which is not a bad thing - it gives the buyer the worst up front. If they are traipsing through rain and snow to see your home, they are pretty serious.

Our local area is currently experiencing a Buyers market. Here are some things to consider when selling in this type of market.

Selling in a Buyers Market - Again your goals need to be evaluated and quite possibly this may NOT be the best time for you to sell depending on specifics in your neighborhood and your goals. I offer a FREE Market Analysis of your home specifically, to help you determine that.

A buyers market is heavy on housing inventory for sale making competition tough. Again with so many choices on the market, the buyers will not hesitate to make an offer on a lesser priced home that fits theirs needs as well as yours would if you are not the best priced. They will cross the street for a better price!

Price, curb appeal and condition of the home have to be top notch and spit shined. You have got to beat . It is s your PRICE that is going to drive that buyer to your door. You have to be the better value. Unfortunately it isn't about YOU; It's about the home's price and the buyer. The buyer does not care what you NEED, they only care to pay what they feel the house is worth to them. Your local agent is the perfect person to discuss where you need to be priced to get the job done for the most value in the least amount of time.

Gas prices are a perfect example of pricing right. If the two gas stations are close in price, you will probably not go out of your way to get to the one that might be a penny or a nickel or even a dime cheaper. There has to be a substantial, motivational difference and reason (Price) to entice the consumer to cross over the road, or make that left hand turn to purchase their gas. I am probably not going to cross the road for a nickel. A dime I might consider it depending on the time of day. Now a considerable difference - I will wait in the middle of commuting traffic if I have to. We'll find that gas station usually even if it means driving around the block to get to it! Buyers will do the same. they'll change neighborhoods even if it still fits their needs. They will make compromises for a better deal.

As a seller you have a lot of emotion attached to your home. You need to step back and look at the sale of your home as a business decision (which can be difficult to do as a seller) and leave the emotion in the cedar chest. This is also where using a local agent can be extremely helpful so that they are dealing with the emotions of the buyers and details - not you. Everyone is unique and something you see as an added value (a hot tub for instance) may not be in another persons' eyes.

Selling your home and living in your home are two totally different things. Selling your home is a business decision. If you make the decision to sell do so with knowledge of the current market and the best techniques, tools and the best agent you can find around. You have heard of the saying of surrounding yourself with successful people and you will succeed? Surround yourself with a successful agent and company.
