Rules of the Road - Follow them - or be a statistic~and you say I AM dangerous???

I am a little pissed off upset at the moment. This is not real estate related so if you are here for a real estate topic - well - Go away now! It's somewhat of a rant and somewhat of what I hope you would read and OPEN YOUR EYES!

Why is it that people think they are above and beyond the rules? Or are they just on Auto-pilot while they are driving a huge ass butt car?? What rules?

The rules of the road. And people wonder why there are mindless, stupid, uncalled for accidents... Well it's because people do not pay attention and think they own the road and that MOTORCYCLES and their riders ARE DANGEROUS??

HEEELLLLLLLLLOOOOOOOO?????

YOU Cause most of the problems in your CAR!!!!!

Rules of the roadI ride a motorcycle. I took the motorcycle safety course so I could be a good and better rider. I FOLLOW THE RULES OF THE ROAD and THEN SOME!

I learned to drive defensively to defend and protect myself from mindless autopilot people such as the guy who could have caused a very serious accident today (in a car) if I had not been paying attention.

Scenario - I am wanting to make a left out of my office. I am waiting patiently for a break in the traffic. Someone coming from my left ,has traffic stopped waiting for him to make a left turn... I wait for an opening coming from the right to pull out.

I see my spot and have PLENTY of time to pull out- at least 12 car lengths. I pull out and shift into second and I stay at a slow steady speed so the guy to my south trying to make a left, can make a left and get traffic moving again (thank you sir for holding up traffic for me).

As a rider, we tend to ride in the 3rd LEFT part of the road for a reason but the WHOLE road of my lane is legally mine to use on a motorcycle.

Why am I riding to the left? SO YOU CAN SEE ME AND I CAN SEE YOU. So people who are backing out of there driveways can see me too.

So I am going to let the guy make the left in front of me (one good deed deserves a good deed back) and I double check my mirror and the idiot BEHIND me is passing me in my lane on the right!!!!! I look right at him and yell "What the $%^&* are you doing?" ( I know not very becoming but we ARE talking about MY LIFE HERE!!!)

He pretends he doesn't even see me!!! Then he gets in front of me and flips ME OFF! He had NO RIGHT to pass me on the right especially IN MY LANE -MY PART OF THE ROAD!!!!!!

Thank God I saw him and did not move over into the 1/3 right of my lane or well - let's just say I probably wouldn't be writing this because obviously he was on AUTO-PILOT and thought I was just an obstacle in the road.

Don 't make me or yourself a statistic. Follow the rules of the road and -you know what? that means SHARING IT WITH ME ON MY MOTORCYCLE. I have the same right a-way as you and follow the same rules!

Take yourself OFF AUTO-PILOT, follow the rules of the road. SHARE THE ROAD WITH ME EQUALLY.

Yeah but MOM SAID...........

We are very impressionable people - and it is at times hard to not pass our fears and worries along to our children or others. Mostly our children...

Thunder and lightningIt's thundering and lightening today here in Allyn, WA. Unusual for us. Our summers generally bring comfortable heat with marine breezes and low humidity (yes believe it or not fairly low humidity.I know what you're thinking we're the rain capital of the world).

I am from the East Coast - Portsmouth, NH to be exact and there we were prone to drenching humidity along with intense heat with many, many thunder and lightning storms. I have to say though, I will probably NEVER get used to thunder and lightning storms although I am better with them now....

Which brings me to my point, as I am sitting here listening to the thunder in the background and glimpsing the flicker of the lightning out of the corner of my eye. I find myself counting....(one one thousand, two one thousand, three one thousand.....) counting - why??? Because Mom said if you count between the lightning and when you hear the noise of the thunder, it will tell you how far away it is. Is it true? I don't know but here's the other impressions Mom made on me regarding thunder and lightning storms... (And oh yes my husband and kids laughs at me each and every time)...

Don't go outside -ok I can agree with this one.

Stay away from the windows. Mom said it could strike me through the window!

Don't use or be near any water - like wash the dishes or take a bath/shower. Water attracts lightning mom said!

Stay off the telephone- (I wonder if this applies to cell phones?) Unplug your TV and your electrical equipment. My sister claims that she was shocked during a lighting storm while she was on the phone - (ok so she has me convinced- I mean my sister wouldn't lie to me would she??? She would never play off my fears -right?)

Don't go out in the garage (concrete floor-you know mom said attracts lighting) or outside without rubber soled shoes... (yeah I was running around in a dress with sneakers on most of the time)... Mom said if I step on the concrete with barefeet it might find me and get me!

Stay away from electrical outlets (this one kills me because I can remember sitting in the hallway as a kid with my brothers and sisters during these storms because there are no windows, no outlets, no water nearby...how could I go wrong cuz Mom said you know.....) I wouldn't unplug anything either and made my brother and sisters do it because I was afraid I'd get "zapped" when I pulled the plug.

Safest place to be is your car. I spent many many many nights (my husband was in the service and away a lot) driving around or driving to mom's because the storms would scare me. I would grab up the kids throw them in the car and drive around until the storm passed or make the 3 hour drive to mom and dads. Funny how I ran to the one person who gave me the fear (hmmmm a ploy by my mom to keep in touch and see the grandkids??...).

So Sitting here watching and hearing the sounds - I reminisce about what Mom said and wonder - wonder how much and know how impressionable I was to what she said... and how HER fearof thunder and lightning was embedded in me!

See mom I do listen asI tie my sneakers, sitting here in the dark hallway - the only light from the occasional lightning and my computer screen. My computer's not plugged in so that doesn't count - right??? Maybe not but MOM SAID.......! Orrrrrrr maybe she's right and I should still shut my computer down?????

My kids will tease my intense fear but yet THEY JUMP OUT OF THEIR CHAIRS AND just about into my lap as the Loud CLAP and BOOM descends! Oh Yeah- but MOM SAID.............!!!!!! (a sly smile across my face as I pat their backs and assure them "there,there my children- you're safe with me.WHEREVER did you get this fear...?").

The amount of pending sales on homes for sale in the local Belfair WA area has picked up dramatically. There is still a lot of choices available and some great buys. Buyers might want to jump on the bandwagon as soon as possible as we have also started seeing certain price ranges lacking in inventory and multiple offers on the ones available.   • Price range : Lowest $63,000; highest is $1,495,000 (waterfront home on North Shore Hood Canal)

This is an overall look at all homes in the 98528 zip code and includes waterfront homes for sale, so the median price is a little skewed due to the list price of the higher end waterfront homes. Pending homes for sale in Belfair- These have a mutually accepted purchase and sale between buyer and seller and they are going through the closing process; typically a 30-45 day time line depending on various factors.

Out of the 30 sold homes in Belfair since March 1, 2009, the prices ranged from $37,000 on up to $442,000.

Another important statistic that showed in June was the selling to list price ratio.... It is at 99% overall which means there are fewer conscession on price between buyer and seller.

We seem to be holding steady for closed sales although we will see an increase as the pendings are up with total of 28 pending sales working through to the closing process. Buyers seem to be pulling the trigger finally and taking advantage of the tax credits available, low interest rates as well as the many great choices and opportunities available in the Belfair WA real estate market. Things are starting to heat up along with the weather!

LAKELAND VILLAGE ALLYN, WA MARKET REPORT FOR JUNE

Summertime in LakeLand Village.... whether you live here full time or part time there is something here for everyone! The market has started to heat up just as the weather has! Now is a perfect time to take advantage of the fantastic homes and fantastic prices in LakeLand Village.

Let's take a look at the LakeLand Village Real Estate Market numbers and see what has been going on in June....

Rainier Court Home for Sale in LakeLand Village

There are currently 31 homes for sale in LakeLand Village. Inventory increased slightly from last month but that is expected this time of year.

Looking at the pending sales, there has been quite a bit of activity during the month of June with buyers making offers. They realize this market is a GREAT time to take the plunge into home ownership in LakeLand Village or "move up" in the market.

It is also a great chance to take advantage of the 1st time Home Buyers Tax Credit available as well as some awesome interest rates on home loans.

There are 7 homes in LakeLand Village in Allyn that have pending sales. Here is the breakdown on the pendings:

  • One (1) is Pending Back up Offers Requested- An accepted offer is in place, but the seller would like to accept back up offers as well
  • Two (2) are Pending Inspection - An accepted offers is in place and they buyer is going through their "due diligence" of obtaining a home inspection.
  • Four (4) are pending; They have accepted offers, have satisfied their home inspection and are proceeding through the closing process.

Overall Pending Sale Average Dollars per sq ft : $124.09 (keep in mind this number is slightly lower for the month of June due to a bank owned property pending at an incredible price and a few short sales as well. )If you were to remove these homes from th mix, the average dollar per sqare foot comes in at $136.20. Down from May's numbers.

Four (4) homes sold in the month of June in LakeLand Village, but we have seen sales taking longer than 30 days to close due to lender underwriting slow down and appraisal issues.The average $ per square foot for the four sold properties is $139.32.This number is a little askew because of a sold foreclosure (bank Owned property) at a very low price for LakeLand Village ($106.22/sq foot); Taking that one out of the sold mix brings the average $$'s per square foot to $150.36 - down from May's number.

  • (3) under $200k
  • (9) $200k to $300k
  • (9 ) $300k to $400k
  • (7) $400k to $500k
  • (2) $500 to $600k

Reviewing the numbers for my Hood Canal and Puget Sound Waterfront clients, it looks as though the Allyn and Grapeview area along the Puget Sound are giving the South Shore and North Shore of Hood Canal a run for their money. Allyn and Grapeview were one of our "best kept secrets" until the last two years where it is has gained notoriety for great waterfront homes for sale and recreational opportunities as well as fulltime living.

The North Shore is not as popular as the South Shore of Hood Canal but because of that it is also less "busy" along the roadways.
