There are currently 31 homes for sale in LakeLand Village. Inventory increased slightly from last month but that is expected this time of year.
Looking at the pending sales, there has been quite a bit of activity during the month of June with buyers making offers. They realize this market is a GREAT time to take the plunge into home ownership in LakeLand Village or "move up" in the market.
It is also a great chance to take advantage of the 1st time Home Buyers Tax Credit available as well as some awesome interest rates on home loans.
There are 7 homes in LakeLand Village in Allyn that have pending sales. Here is the breakdown on the pendings:
Overall Pending Sale Average Dollars per sq ft : $124.09 (keep in mind this number is slightly lower for the month of June due to a bank owned property pending at an incredible price and a few short sales as well. )If you were to remove these homes from th mix, the average dollar per sqare foot comes in at $136.20. Down from May's numbers.
Four (4) homes sold in the month of June in LakeLand Village, but we have seen sales taking longer than 30 days to close due to lender underwriting slow down and appraisal issues.The average $ per square foot for the four sold properties is $139.32.This number is a little askew because of a sold foreclosure (bank Owned property) at a very low price for LakeLand Village ($106.22/sq foot); Taking that one out of the sold mix brings the average $$'s per square foot to $150.36 - down from May's number.

It was definitely time for a brain break! Things have been busy in our local Belfair real estate market which means that I have been extremely busy. I sometimes forget to take care of myself during times like this....Then it hits me - I need a BRAIN BREAK! YEAH! Let's go!
This is how I take a Brain break when needed!
A ride on my motorcycle whether it be for an hour or days.... I don't need long to feel re-energized and ready to go! Nothing clears the mind better!
My husband and I left Allyn,WA around 9 in the morning and rode up to Kingston to catch the Ferry to Edmonds. Love riding on the ferry - the scenery is spectacular and what a great way to get from point A to B without the hassle of traffic!
From Edmonds we found our way to Highway 2. Great road for riding. Very little to no traffic this time of year. Great views and great little towns along the way! The roads are wide and in good condition with a rider's favorite thing - sweeping corners mixed in. Just got to keep eyes peeled for the wildlife! Deer, elk and the further east you go Big Horn Sheep as well are everywhere....
Once in Wenatchee we cut up Route 97 going North and stopped for the night in Winthrop. We chose a cabin on the edge of town -The Winthrop Mountain View Chalets.
Good views, clean and cute cabin - good company and great day of riding.
Bright and early (ok not so early) the next morning, we saddled up and headed west on Route 20 - the very Northern Cascade Loop. And you could tell it was Northern and Higher!
(Time to put on the warm gloves too!)
We dropped down from here into Burlington, had to get on I-5 for a few (not my favorite part) to get back to the ferry in Edmonds and finish off our Brain Break trip through Kingston on down to home in LakeLand Village.
Good views, good company, good roads, good food and wine and best of all a GREAT ride!

May has shown an increase in pending sales and a reduction in the inventory of homes for sale in LakeLand Village!
Buyers - get your foot in the door before it becomes a sellers' market in LakeLand Village.
Let's check out the facts of what's going on.....
There are currently 29 homes for sale in LakeLand Village (this is a much better picture than what last year painted for us). This is a "positive" movement for sellers and buyers beware, as this could be a turning point as far as prices go in LakeLand Village and LakeLand's homes for sale inventory!
Looking at the pending sales, there has been quite a bit of activity during the month of May with buyers making offers. They realize this market is a GREAT time to take the plunge into home ownership in LakeLand Village or "move up" in the market.
It is also a great chance to take advantage of the 1st time Home Buyers Tax Credit available as well as some awesome interest rates on home loans.
There are 8 (up from 4 last month) homes in LakeLand Village in Allyn that have pending sales. Here is the breakdown on the pendings:
The average selling price and dollars per square foot are lower than normal due to a few of the homes being in a short sale status (the sellers owes more on the home than it is being sold for) or a bank owned home (foreclosed or repo).
Overall Pending Sale Average Dollars per sq ft : $129.82 (keep in mind this number is low due to a bank owned property pending and the 3 short sales; The other pendings average per square foot is $142.68. A considerable increase as well as a considerable increase in buyers making offers.
Only one home closed (sold) in the month of May in LakeLand Village but we have seen sales taking longer than 30 days to close due to lender underwriting slow down, so June should show a very strong month for closed/sold properties. The average $ per square foot for the one home was $167.54.
The active homes for sale inventory in LakeLand Village is at a median price range of $367,475. This is higher due to the LOWER priced homes being sold or in pending status.The average dollar per square foot for active homes for sale in LakeLand Village is $152.29.
