A number of new developments have begun or are expected to begin in Lakeway TX for 2011. 
1. Holiday Inn Express, hotel restaurant is expected to begin construction later 2011
2. North Lakeway Village is currrently underway. This development will include single-family residents and condos, as well as some commercial. The Vistas at Lakeway - a 150-home condo development project will resume this year.
3. Lake Travis Specialty Hospital, located behind the Post Office, will have 140 beds and is expected to open this spring.
4. Tuscan Village is continuing to add single-family cottages and condominiums.
5. Real del Lago next to Walgreens, will include retail, a restaurant, and office development - on four acres. Craigo's Pizza and Pastaria will be the anchor tenant with 4,500 sf. for restaurant use and another 1,000 sf for special events and parties. Due to open mid-summer.
6. Phase ll of Discovery Point, which will include at 22,000 sf medical office building, is set to begin construction this year.
7. P. Terry's Burger Stand plans have been approved in Turnquist Plaza. The fast-food chain restaurant will have a drive-thru and will close by 10 PM to avoid nuisances for residents.
8. HEB hopes to begin construction in 2011 of a store at Serene Hills and Hwy 71.
9. Lakeway Highlands is planning on adding two new sections of single-family lots to its residential, mixed-use development. Completion of Serene Hills Road is nearly finished with hopes to open to traffic in just a few weeks.
10. In Bee Cave, Whole Foods is under construction with a 2012 completion date. The Hill Country Galleria has leased most of its office and retail space. And, Bee Cave's first emergency room within the city limits, is expected to open this year.
Having lived in Lakeway for 20 years, it is exciting and somewhat amazing to watch the area "blossom like a rose". Once a well kept secret, there is no doubt that the Lakeway area has been discovered!
LAKE TRAVIS (South) TX JANUARY 2011 HOUSING MARKET REPORT
In JANUARY 2011, there were 41 homes sold in the Lake Travis TX (SOUTH) area. This includes single-family homes and townhomes.
Because Lake Travis is so massive, the Austin MLS has broken the surrounding land into four areas - LS, LN, CLS & RN. This report is for LS - which is Lake South and includes: Lake Pointe, The Uplands, Spanish Oaks, Homestead, Belvedere, Falconhead and Falconhead West, Flintrock Falls, Apache Shores, Rough Hollow, Spicewood, Briarcliff, Lakeway, Hudson Bend and all the areas in between. Following is a log of homes sold in the LS area since January 2010:
January 2010 = 33 homes sold
February 2010 = 40 homes sold
March 2010 = 62 homes sold
April 2010 = 80 homes sold
May 2010 = 83 homes sold
June 2010 = 86 homes sold
July 2010 = 81 homes sold
August 2010 = 59 homes sold
September 2010 = 52 homes sold
October 2010 = 61 homes sold
November 2010 = 57 homes sold
December 2010 = 62 homes sold
January 2011 = 41 homes sold
January 2011 shows a 19% increase from January 2010.
The LOWEST PRICED HOME SOLD in area LS in January was a1,325 sf home near Hamilton Pool Road. The house was originally listed at $55,900 and sold for $146,000 in 274 days. It was built in 2005 and had 3 bedrooms, 2 bathrooms.
The HIGHEST PRICED HOME SOLD in area LS in December was located in Travis Landing, in the Hudson Bend area. This 5,561 sf home was built in 2008 was on 1.8 acres and had wonderful lake views. 5 bedrooms and 7 bathrooms, 3 living areas. Original listing price was $1,900,000 and sold for $1,650,000.
The AVERAGE sold price in the Lake Travis TX (LS area) for January 2011 was $430.561, down from last month. Average size was 4 bedroom, 3 bathrooms, 2,882 square feet. The Average sold price per square foot was $148.44 per sq. ft. The Average days on the market was 96, down from last month of 117 days.
(FYI: Of the 41 homes that sold in January 2011, 9 of them sold in 30 days or less, 11 sold in 31-60 days, 6 sold in 61-90 days, 3 sold in 91-120 days, and 12 sold in 120+ days.)
The MEDIAN sold price in the LS area, Lake Travis TX was $339,000, which means half of the homes sold in January 2011 sold for less than $339,000, and half sold for more than $339,000.

Lakeway TX Private Marina?
As long as I have lived in Lakeway (20+ years) I have heard rumors of a Lakeway TX Marina at the end of Hurst Creek Road. Since I live just off of Hurst Creek road, I have been always been interested in the subject. 
I remember years ago, when plans for a Lakeway City Park were being developed, there was talk of a boat launch being part of the park. All I could visualize was streams of public cars (non-Lakeway residents) driving along Hurst Creek Road to pay a daily fee and launch their boats in lake. Yikes! Not a pretty picture.
Obviously that did not happen and the Lakeway City Park - which is located on Hurst Creek Road, has been a wonderful addition for the Lakeway residents - without a boat launch.
The January issue of Impact News, has confirmed the Lakeway TX Private Marina is finally coming to fruition. The developers have settled a number of lawsuits from the residents of Graveyard Point and come to terms with The City of Lakeway. December 20, 2010 Lakeway City Council approved the development plans for a "private marina at the corner of Hurst Creek and Chipmunk roads, to begin construction in early 2011."
This is not the last "OK" the Lakeway TX Private Marina has to get, but it is a major one.
Personally, with all the concessions the developers made, I think the Lakeway TX Private Marina will be a positive addition to Lakeway. Following are some facts:
Food for Thought: A Lakeway TX Private Marina could very well raise property values and will allow lake access to some of the homes in the area that are not on the water or waterfront.

The LOWEST PRICED HOME SOLD in area LS in December was a cute little starter home in Apache Shores. The house was originally listed at $125,000 and sold for $100,000 in 118 days. It was built in 1978 and had 3 bedrooms, 2 bathrooms in 1377 sq. ft.
The HIGHEST PRICED HOME SOLD in area LS in December was located in Bella Montagna. This custom, hill top estate was built in 2005 and was on the market for 304 days. 6 bedrooms and 9 bathrooms, 5 living areas, 8,223 sq. ft. Original listing price was $4,295,000 and sold for $2,550,000.
The AVERAGE sold price in the Lake Travis TX (LS area) for December 2010 was $478,794, up from last month. Average size was 4 bedroom, 3 bathrooms, 3,161 square feet. The Average sold price per square foot was $146.56 per sq. ft. The Average days on the market was 117, up from last month of 102 days. (FYI: Of the 62 homes that sold in December 2010, 13 of them sold in 30 days or less, 11 sold in 31-60 days, 8 sold in 61-90 days, 10 sold in 91-120 days, and 20 sold in 120+ days.)
The MEDIAN sold price in the LS area, Lake Travis TX was $356,351, which means half of the homes sold in December 2010 sold for less than $356,351, and half sold for more than $356,351.
