Mobile Apps for Real Estate Searches

Almost everyone uses or has heard of mobile apps for their cell phone. A smart phone today can access the internet, send email, even chat with friends. There is an app for everything including shopping, games, maps and networking.

There are a wide variety of real estate mobile applications as well. One of the most recent is the Realtor.com app for iPad. Realtor.com also provides and app for the iPhone, Android and Win Phone 7. This application features a personal My Real Estate dedicated screen that includes saved listings and searches.

Trulia is another well known real estate website that provides a mobile app. This app utilizes GPS and an interactive map. It can be downloaded on the Android, iPhone, iPad and Mobile Web. Dictionary of Real Estate Terms is a useful app if you are starting out and not sure of the Realtor’s lingo. The mortgage calculator mobile app is the perfect tool for agents and house hunters. It is simple and easy to use and compatible with iPhone, iPad and iTouch.

Home Tracker for the iPhone and iPad allows you to keep track of the many homes your real estate agent shows you. After a while, all homes run together but this app allows you to keep notes and stats about homes you view. Smarter Agent is a neat app available on all types of phones. This app is available for iPhone, Android, Blackberry, Palm and Windows Phone 7. It provides location based searches and adds points of interests such as libraries, grocery stores and schools to the results.

Black Friday Shopping in Waconia

If you are one of the brave souls who ventures out the day after Thanksgiving for Black Friday shopping in Waconia, then you are in luck! Below are a few of the stores and deals most recently posted on one of the popular Black Friday websites, GottaDeal.com.

Target's ad states it will be selling the Canon SX120 digital camera for $129.00 and the Apple Ipod Nano 8GB for $145.00. There are also various deals on camcorders, GPS Systems and DVD players. Target is also selling $3 appliances such as a sandwich maker, toaster and hand mixer. The $3 items are considered 'early bird' items while the other items mentioned will be on sale all day. The entire Target ad is featured on GottaDeal.

If you decide to drive to the nearest Best Buy be prepared to stand in a long line for some of their deals. Their deals include a 20" LCD monitor for $89.99, Epson all-in-one printer for $29.00, Canon Powershot digital camera for $179 and Dyson vacuums as low as $299. Best Buy will also sell assorted DVDs for $3.99.

Walmart has many early bird specials so if you are looking for an awesome deal on a laptop or LCD television, standing in line may not be such a bad thing. They are rumored to have an eMachines 15.6" laptop for $198. An Emerson 32" LCD TV is going for $198 while the Samsung 46" LCD TV is $798. There are numerous toys in the Black Friday sale at Walmart this year.

Every store that sells toys is featuring great deals on them. KMart has a multitude of $5.00 items as well as Imaginext toys at 'buy 2 get 1 free'. Kohls also has great deals on Nerf items and Barbie items. Target is featuring the hot item Dance Central for XBOX Kinect with a $10.00 gift card for $49. Sams Club will have Nintendo Wii Mario Bundle with 2 Controllers and Mario Kart for $299.

No matter what you are looking for, it will probably be on sale somewhere. If you are unable to go to the store, try checking online. A majority of the items will be available online beginning Thanksgiving Day. Good luck and have a safe holiday!

Solutions for Waconia Homeowners in Distress

The current US housing market and national financial crisis have caused untold stress and heartache for many American families. The options for foreclosure are many however.

Reinstatement:

A reinstatement is the simplest solution for a foreclosure, however it is often the most difficult. The homeowner simply requests to know the total amount owed to the mortgage company to date, and then pays it.

Repayment Plan:

This plan involves the homeowner negotiating with the mortgage company to allow them to repay back payments over a period of time.

Mortgage Modification:

A mortgage modification involves the reduction of one of the following: the interest rate on the loan, the principal balance of the loan, the term of the loan, or any or all of the above. This typically results in a lower payment for the homeowner and a more affordable mortgage.

Property Rental:

Convert the property to a rental and use the rent money to pay the mortgage.

Deed in Lieu of Foreclosure:

Also known as a ‘friendly foreclosure’, a deed in lieu allows the homeowner to return the property to the lender rather than go through the foreclosure process. A deed in lieu requires lender approval and requires the homeowner to vacate the property.

Refinance:

If the homeowner has good credit and enough equity in the home, this is a possible solution.

Short Sale:

If a homeowner owes more on their property than it is currently worth, then they can hire a qualified real estate agent to market and sell the property through the negotiation of a short sale with their lender. This typically requires the property to be listed on the market, and the homeowner must have a financial hardship to qualify. Hardship can be simply defined as a material change in the financial stability of the homeowner between the date of home purchase and the date of the short sale negotiation. Acceptable hardships include, but are not limited to: mortgage payment increase, job loss, divorce, excessive debt, forced or unplanned relocation, and others.

June Housing Activity Report for Waconia and Surrounding Communities

The number of homes for sale remains about the same as last month however new listings has dramatically increased from 135 last month to 202 in June. There are fewer pending properties now at 103 compared to last month's 127. The average list price and sale price doesn't show a significant change from last month.
