Wade Kawahara Completes Prestigious RSD Designation to Specialize in Bank Owned Homes
6/18/2010 --- Wade Kawahara, a Realtor of Dominion Real Estate Partners, LLC in Phoenix, Az., has earned the prestigious Harris Real Estate University Certified Real Estate Owned Specialist Designation (RSD), having completed extensive training in the techniques necessary to secure, negotiate and sell Bank Owned Properties (REOs). This REO training is invaluable during the current recession, especially in housing markets where foreclosure rates continue to climb.
A property becomes an REO if the original owner fails to pay their mortgage and the lending bank is forced to repossess it. The bank then reaches out to qualified REO designated brokers and agents to sell the home and recover their investment. Without access to experienced REO Listing agents, lending authorities must continue to hold onto the foreclosed property as an investment loss.

Every third Friday of every month, there is a free concert at Civic Space Park in downtown Phoenix. Civic Space park is at 424 N. Central Ave. Tonight Dead West Radio is playing. If you are not doing anything tonight, I would encourage you to get out before the heat gets too bad. The crowd tend to be on the smaller side(50-300 people) and the park has other attractions like a Splash Pad for kids and a gossamer sculpture.
This tradition started in April of 2009 and I hope it lasts a very long time.
The ASU Repeat Sales Index rose for the second consecutive month in May. The gain was a modest 2.7% but it is still a good indication that home prices are finally stabilizing in the greater Phoenix area. Foreclosure home sale prices were up 3% from last year which is another indication that prices are starting to stabilize.r market is still in a very tenuousposition due to the local economy sill being weak, but his is very encouraging news.
I am excited for a buyer that just signed a contract for a new built home that was already built. He saved the $12,000 lot premium, 3% of $213,000 toward closing costs and an additional $5,000 for buying a prebuilt spec home. The total comes to $23,390. This is a home in the planned community of Estrella Mountain Ranch. This home is over 2100 Square Feet with 3 bedrooms and 2 baths all on one level. It has 18" tile in all the right places and a 3 car garage.
Buying a new home has some great advantages. You get builder and supplier warranties that last for at least one year and on some appliances and the air conditioner the warranty is extended.
This planned community butts up to the Sierra Estrella Mountains and is visually stunning. There is a community center complete with a workout center and there is a world class golf course.

This is the start of another great week in Phoenix. I usually review my business activity for the past week on Monday morning to see what happened. That keeps me focused on what I did well and what I need to improve on. This past week, I started with a new lead company and a lot of my time was consumed with setting up my system and going through their training. I managed to take out a client to see homes, but couldn't find one he liked well enough to write an offer. I had one listing appointment that I am still waiting to hear from. I guess I'll have to reserve judgement on the week until I get an answer from my listing appointment and see how the new lead company will turn out.
