90 Day FHA Flipping Rule PDF for the Official News

Looks like investors are in for a treat as of February 1, 2010. The "90 Day No Flip" Rule will be lifted for 1 year. This means the Federal Housing Administration will put in place a one-year moratorium on its "anti-flipping rule", which will allow buyers with FHA-backed loans to purchase homes that have been held for less than 90 days.

This should inspire investors to purchase more homes and flip them since they now have a larger pool of potential buyers that can purchase their homes. This should also benifit all of those FHA buyers out there that could not offer on these properties or have to wait until the 90 days were up.

First time buyers may have just gotten some more options. Of course, there are some caveats - read all about it in this PDF from Hud.

"The College Park Girls Cross Country Team has been awarded the NCS Scholastic Award.

This award was given to the team to recognize the team for its success in the class room. It demonstrates the ability of an entire squad to maintain academic excellence; the team GPA was 3.59.

Change Is What All Of Us Need

"In order for things to remain the same we must be willing to change"

The above was quoted often by one of my favorite professors at Cal Poly, SLO, Dr. Fred Abitia. He would tell us students that since the world was in constant change that we needed to do the same or things would change to drastically for us to keep up. (Think about the book, "Who Moved My Cheese")

Change is what all of us need from time to time.

So, while things are good, I have made the change to make sure that things remain the same. I am leaving my current brokerage, Buyers' Brokers Realty, in Walnut Creek, Ca. and moving to Stokley Properties, also in Walnut Creek Ca.

Although Stokley Properties it is primarily a property management company, a lot of real estate is transacted by the principles. They brought me in to handle this for them as well as work with clients that are in need of leased properties that they have in their portfolio.

I will still be representing my current clients as well as my partnership with my broker at Buyers' Brokers Realty in REO properties.

Hanging with Rob Mondavi Jr at Pleasant Hill Wine Merchants

We have this fantastic shop in our little town of Pleasant Hill called the Pleasant Hill Wine Merchant. Chris and Victoria Bankerd, Owners and propriators run this shop with love and care that seems to infect those around them to the point of just wanting to hang out and buy lots of great priced wines.

Through his connectedness to the wine industry, his father was an executive for none other than Robert Mondavi, he was able to get Michael Mondavi, Robert Mondavi's son, out to the Wine merchants to introduce the new generation of Mondavi wines under the Folio Fine Wine Parnters.

I missed that event, unfortunately, but got to go to an event that featured wines from the youngest Mondavi winemaker Rob Jr Mondavi and his fabulous wines: Oberon, Emblem, Madusa, Spellbound. Wow! you have to try these. Oh yeah, this is one of the perks of living so close to the wine country.

Snow on Mount Diablo - Walnut Creek, California

Well this is something that us in Contra Costa County get once or twice per year, snow on Mount Diablo.

Growing up in this area I can remember what a big deal it was when this would happen My two sisters and older brother would beg my mom to make the drive up to the mountain, about 20 miles from where I lived in Pleasant Hill. Most of the time, the road on the mountain would be closed - but we didn't care as long as she got us close to the snow. That was all that mattered.

We don't see much of the white stuff in the valley at our low elevation so when it would come we would go out of our minds. Today is such a day and one of the first things that I receive is a text message from my 16 year old daughter, out of her mind, wanting me to take her and her friends to Mt. Diablo. Oh if I only had moms fire engine red, 1964, Chevy Impala station wagon - it would be just like old times. Well she is not going to get that ride from me today so I will have to do the next best thing; post some photos that I took today. Hope this will work...
