This is a great time for first time homebuyers in Cedar Rapids! Why???
Not only could you receive a $2500.00 grant with the Iowa Finance Authority and an $8000.00 tax credit for purchasing a home in 2009, but up to $6000.00 of grant money from the city of Cedar Rapids for down payment and closing cost assistance. Interest rates are still very low too. This is the time in history to jump into home ownership!
The money for Cedar Rapids is limited and will be given out on a first come first serve basis. Displaced homemakers may be eligible and there are income guidelines.

Why isn't my house selling????? I'm talking about my personal house that has been On the Market since April! Why wouldn't anyone want to live in my lovely home? Everyone tells me it's great. All I ever receive is positive feedback...well not completely true. Some people have a dislike for the color green and the full glass pane in the front door. Oh well. We just don't run around in our underwear!
The truth is I do know why my house isn't selling, but the reasons do not make my client (my husband) feel better about it!
The fact is that there are too many homes on the market above $300,000! As of yesterday, I figured we have a 12 month supply on the NE side/Robin/Hiawatha area. Only 5 have gone sale pending in the past 60 days in these areas. So, my oh so special house isn't really that special in today's market. Also, most buyers in this price range really don't have to move right now.
What is my advice to those of you in the same situation?
•· Be Patient
•· Be Calm
•· Keep mowing the yard...people drive by!
•· Keep the house "showing" ready
•· Remember that your agent REALLY wants to sell your house too
Will my house and your house ever sell? I think, YES! Once the flood victims get some answers and can move forward the market will trickle up to the higher end homes. The mortgage rates are still good...better than last week!
